Al Omar Holding Company is a leading Saudi-based diversified holding group with a focus on real estate development and property management. As part of its ongoing expansion in Riyadh, the company is seeking a Site Project Manager to oversee residential construction projects.

The Role: Site Project Manager - Civil / Residential Projects

The Site Project Manager will be responsible for the execution of residential construction projects in Riyadh, ensuring delivery to high standards. This full-time role involves managing all aspects of site operations, from early construction phases through to handover and closeout. The manager will lead multidisciplinary teams, coordinate with stakeholders, and ensure projects are completed safely, efficiently, and within budget.

Key Responsibilities

• Manage daily on-site execution of residential construction projects from initiation to final delivery and closeout.
• Lead and supervise site teams, subcontractors, suppliers, and labor to ensure smooth operations.
• Coordinate civil, structural, architectural, finishing, fit-out, and MEP interface activities.
• Collaborate with consultants and client representatives, overseeing inspections, approvals, RFIs, NCRs, and site instructions.
• Control progress, quality, safety, procurement, and documentation to meet approved specifications, budget, and schedule.
• Review and manage drawings, specifications, BOQs, schedules, method statements, material submittals, and inspection requests.
• Prepare progress reports, lookahead schedules, site updates, and management reports; identify delays and implement recovery plans.
• Support payment applications, quantity verification, variation orders, and claims in coordination with QS/cost control teams.
• Lead snagging/de-snagging, testing/commissioning coordination, handover documentation, and closeout processes.

Required Qualifications and Experience

• 5-10 years of experience in civil or residential project management.
• Ability to work full-time on construction sites, conduct regular site inspections, and participate in progress walks and coordination meetings.
• Eligibility to work in Saudi Arabia.

This is a full-time position based in Riyadh Province, Saudi Arabia, requiring on-site presence for project oversight and management.
