About the Role
Qiddiya is developing Saudi Arabia's premier destination for entertainment, sports, and culture, a large-scale project located near Riyadh. This initiative includes world-class facilities such as F1-grade racetracks, theme parks, stadiums, and performance venues. As construction progresses, Qiddiya is seeking professionals to contribute to its development. This role offers an opportunity to be involved in a significant project from its inception.
We are seeking a Hotel Asset Manager to join our team. This position requires a candidate with a minimum of 3 years of experience in hospitality asset management or development. The role involves overseeing hotel assets from concept and planning through to operational management and performance optimization. The Asset Manager will focus on maximizing asset value by managing operator relationships, monitoring performance, and supporting the development and pre-opening phases of new hotel projects. A strong understanding of the Saudi Arabian and international hospitality markets, along with bilingual proficiency in Arabic and English, is essential.
Key Responsibilities
- Manage a portfolio of hotel assets across pre-development, development, pre-opening, and operational stages.
- Monitor hotel operator performance against ownership objectives and brand standards.
- Analyze financial and operational Key Performance Indicators (KPIs) such as RevPAR, GOP, NOI, and flow-through, and propose performance enhancement strategies.
- Support feasibility studies, brand selection, and contract negotiations, including Hotel Management Agreements (HMA), Technical Assistance Agreements (TA), and Letters of Intent (LOI).
- Collaborate with development teams, designers, and project managers to ensure project delivery meets brand and operational requirements.
- Assist in reviewing pre-opening budgets, oversee Furniture, Fixtures, and Equipment (FF&E) procurement, and support operational readiness.
- Prepare asset management reports, investment memos, and presentations for board review.
- Liaise with finance, legal, and development departments to execute asset management strategies.
- Support the review of annual business plans and Capital Expenditure (CapEx) plans with hotel operators.
- Act as a primary point of contact between ownership, hotel operators, and external consultants.
- Conduct site visits and performance review meetings with hotel General Managers and management teams.
- Ensure compliance with local regulations and ownership standards.
Qualifications and Requirements
- Bachelor's degree in Hospitality Management or a related field.
- A minimum of 3 years of relevant experience in hotel asset management, hotel development, or hospitality consulting.
- Strong financial acumen with the ability to interpret hotel operating statements and budgets.
- In-depth understanding of financial principles, budgeting, and asset lifecycle management.
- Excellent communication, negotiation, and stakeholder management capabilities.
- Proficiency in Microsoft Excel, Microsoft PowerPoint, and hospitality data analysis tools such as STR and HotStats.
- Bilingual proficiency in Arabic and English is preferred.
