Delta International Real Estate is seeking a Chief Investment Officer to lead its investment strategy. This full-time position is based in the Makkah region, covering opportunities in Jeddah and Makkah. The successful candidate will be instrumental in transforming development opportunities into profitable real estate projects.

Role Purpose

The Chief Investment Officer will be responsible for the financial and investment aspects of all major opportunities, from initial assessment through structuring, funding, investment approval, and exit. This role involves leading Delta's investment strategy and ensuring the financial viability and profitability of real estate projects.

Key Responsibilities

• Lead feasibility studies, financial modelling, investment appraisal, and sensitivity analysis for new developments.
• Evaluate land opportunities, joint ventures, development agreements, and acquisition opportunities.
• Structure transactions with landowners, investors, funds, lenders, and strategic partners.
• Develop the optimal capital structure for each project, including equity, debt, land-in-kind, and development partnerships.
• Establish project IRR, equity returns, development margins, cash requirements, and exit strategies.
• Lead investment due diligence covering financial, commercial, legal, and market considerations.
• Prepare investment recommendations for the Managing Director and Board.
• Support negotiations of term sheets, JV structures, and investment agreements.
• Monitor the investment performance of Delta’s portfolio and identify corrective actions where required.
• Work closely with Development, Commercial, and Business Development teams from opportunity origination through execution.

Qualifications and Experience

Candidates should possess a minimum of 10 years of relevant experience in investment strategy and real estate finance. The role requires a strong understanding of financial modelling, investment appraisal, and transaction structuring within the real estate sector.

Work Environment

This is a full-time position based in the Makkah region, with responsibilities extending to opportunities in Jeddah and Makkah. The Chief Investment Officer will collaborate closely with various internal teams to drive investment success.
