Project Manager Fit Out

About the Role

Teef Najd Group is seeking a Project Manager Fit Out to join their team in Riyadh, Saudi Arabia. This full-time role involves managing and coordinating all aspects of fit-out projects from planning through execution and final delivery. The Project Manager will ensure project objectives are achieved with high quality and on time, focusing on claims management, variations, cost reduction, scope expansions, and contributing to new project acquisitions.

Key Responsibilities

• Develop and monitor detailed project plans, including scope, schedule, budget, and resource allocation, ensuring adherence to management policies and procedures.
• Coordinate with the Project Control Manager to develop and update project schedules using project management software, monitoring progress and implementing corrective actions for delays.
• Prepare, monitor, and control project budgets, tracking actual costs against forecasts, implementing cost-reduction strategies, and ensuring accurate invoicing.
• Analyze potential risks, develop mitigation strategies, and coordinate with the Quality Department to ensure compliance with standards and specifications through regular site inspections.
• Supervise project teams, provide guidance, allocate responsibilities, and foster a collaborative work environment.
• Manage contracts with contractors, suppliers, and subcontractors, review and approve change orders, variations, and claims, and ensure fulfillment of contractual obligations.
• Act as the main point of contact with clients, consultants, contractors, and regulatory authorities, ensuring effective communication and dispute resolution.
• Develop and monitor performance indicators, analyze project performance, and implement corrective actions to ensure KPI achievement and continuous improvement.
• Coordinate with Logistics and Procurement to ensure timely availability of materials, maintain inventory control, and optimize resource distribution.
• Ensure compliance with occupational health and safety regulations, implement site safety protocols, and conduct safety audits.
• Ensure compliance with building codes, permits, and local laws, coordinating with governmental authorities for necessary approvals.
• Supervise project closeout, ensuring completion of all technical and administrative requirements, final inspections, commissioning, and submission of closeout reports.
• Submit periodic and milestone reports on project progress, costs, and risks to management.
• Contribute to securing new projects or additional scope works, ensuring proper documentation and approvals.

Project Planning and Execution

The Project Manager will participate in preparing operational plans and annual estimated budgets during the project study phase. This includes defining project objectives and key milestones, as well as establishing clear methodologies for managing all project phases from design through handover.

Contract and Claims Management

A core aspect of this role involves maintaining full knowledge of contract details, project scope, and billing principles. The Project Manager will continuously coordinate with the Project Control Unit to address developments and challenges, review and approve change orders, variations, and claims, assessing their time and cost impacts, and execute subcontracting agreements as required.

Qualifications and Experience

• A minimum of 10 years of experience in project management, specifically within fit-out projects.
• Demonstrated ability to manage schedules, budgets, contracts, and work teams effectively.
• Strong focus on claims management, variations, and cost reduction.
• Proficiency in project management software.
• Excellent communication and stakeholder management skills.

Work Environment

This is a full-time position based in Riyadh, Saudi Arabia, requiring active engagement with various project stakeholders and on-site supervision to ensure project success.
