This full-time position requires a strong understanding of property maintenance and overall responsibility for multiple buildings, grounds, and the physical plant, with a focus on safety, security, and asset protection. The role involves managing budgets, capital expenditure projects, preventative maintenance, and energy conservation to meet and exceed guest and employee expectations while optimizing financial performance and ensuring compliance with standards and regulatory requirements. The successful candidate will lead the emergency response team for all facility issues.

The role includes managing heat, light, and power consumption, developing an engineering operating strategy aligned with the property's business objectives, and overseeing the execution of long-term preventative maintenance and asset protection plans. Financial reporting and proactive problem-solving with owners are also critical components.

Maintaining Engineering Standards and Compliance

A primary responsibility is ensuring adherence to all relevant state, local, and federal regulations. This includes maintaining property life safety systems, such as fire fighting equipment, sprinkler systems, and alarm systems. The role also ensures that all building and equipment licenses, permits, and certifications are kept current for each unit. Furthermore, the position is accountable for the fair and consistent administration of property policies.

Financial Management and Profitability

This position plays a key role in managing departmental profitability by reviewing operating statements, budget worksheets, and payroll reports. Responsibilities include monitoring and managing payroll functions, controlling departmental expenses to meet or exceed budget goals, and participating in the development and management of capital expenditure projects. Budgeting processes for areas of responsibility and preparing P&L critiques are also essential. Understanding and communicating the impact of departmental operations on overall property financial goals, and educating staff on these details, is crucial. The management and review of controllable expenses, including utilities, supplies, and service agreements, are ongoing tasks.

Human Resources and Team Leadership

The role requires ensuring employees are treated fairly and equitably, with disciplinary procedures and documentation completed according to Standard and Local Operating Procedures. An "open door" policy and utilization of employee feedback are expected for timely problem resolution. Celebrating team successes through public recognition is encouraged. The position also involves resolving guest problems and complaints, escalating issues to Human Resources as necessary, and ensuring regular communication within the engineering operation to align with daily activities, set expectations, and achieve business objectives.
