Commercial Manager

About the Role

Delta International Real Estate is seeking a Commercial Manager to join their team in Makkah, with operations spanning Jeddah and Makkah. This full-time role is crucial for protecting the company's commercial position and ensuring project profitability from the initial design phase through to final account settlement. The Commercial Manager will report directly to the Managing Director.

Role Purpose and Reporting Structure

The primary purpose of this role is to safeguard Delta's commercial interests and project profitability across all stages of development, including design, procurement, construction, and final account. The Commercial Manager will work closely with the CIO, Development/Project Teams, and Finance department to achieve these objectives.

Key Responsibilities

• Establish and manage project budgets, cost plans, and commercial controls.
• Manage tenders, contractor and consultant commercial evaluations, and negotiations.
• Lead procurement strategy in collaboration with the project team.
• Review and negotiate commercial terms for consultant, contractor, and supplier agreements.
• Monitor committed costs, forecasts, variations, and project cash exposure.
• Lead value-engineering exercises while maintaining project design and positioning.
• Manage change orders, claims, commercial disputes, and final accounts.
• Review payment applications and commercial recommendations prior to approval.
• Prepare regular cost-to-complete and commercial performance reports for management.
• Ensure early identification and resolution of commercial risks to protect project returns.
• Support the CIO during feasibility studies by providing realistic construction and development cost assumptions.

Qualifications and Experience

Candidates for this role should possess 5-10 years of relevant experience in commercial management within the real estate or construction industry. A strong understanding of project finance, procurement, and contract negotiation is essential.

Work Environment and Location

This is a full-time position based in Makkah, with responsibilities covering projects in both Jeddah and Makkah. The role requires close collaboration with various internal departments and external stakeholders.
