This full-time position requires a professional with extensive experience in property maintenance and engineering operations, responsible for overseeing multiple buildings and ensuring the safety, security, and optimal functioning of the physical plant. The role involves strategic planning, budget management, and leading the engineering team to meet and exceed guest and employee expectations while maximizing financial performance.

Key Responsibilities in Engineering Management

The Engineering Leader will manage all aspects of property engineering operations, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems in accordance with Standard Operating Procedures. This includes administering service contracts, ensuring the fire crew is fully trained on all procedures and equipment, and coaching the engineering leadership team to effectively manage controllable expenses such as wages, utilities, supplies, and vendor services. The role involves developing and implementing an engineering operating strategy aligned with the property's business objectives, managing and controlling heat, light, and power consumption, and ensuring the integration of departmental goals into unit-level game plans. Oversight of long-term preventative maintenance and asset protection plans, as well as supervision of construction projects to ensure timely and within-budget completion, are critical functions.

Maintaining Engineering Standards and Compliance

A core responsibility is ensuring strict adherence to all state, local, and federal regulations. This includes maintaining property life safety systems, such as fire fighting equipment, sprinkler systems, and alarm systems. The Engineering Leader is accountable for ensuring that all building and equipment licenses, permits, and certifications for each unit are current and that property policies are administered fairly and consistently.

Financial Management and Profitability

This role requires active participation in managing departmental profitability by reviewing operating statements, budget worksheets, and payroll progress reports. The Engineering Leader will monitor and manage payroll functions and control departmental expenses to achieve or exceed budgeted goals. Involvement in the development of capital expenditure goals and management of associated projects is expected. The position also involves preparing financial critiques and understanding the impact of engineering operations on overall property financial goals, educating staff as appropriate. Review and management of controllable expenses, including utilities, supplies, and service agreements, are essential.

Qualifications and Experience

Candidates must possess a high school diploma or GED along with 6 years of experience in engineering and maintenance or a related professional area, including technical training in HVAC-R/Electrical/Plumbing. Alternatively, a 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or a related major, combined with 4 years of relevant experience and technical training in HVAC-R/Electrical/Plumbing, will be considered. The required experience level for this role is between 5-10 years.

Human Resources and Team Leadership

The Engineering Leader is responsible for ensuring employees are treated fairly and equitably, and that disciplinary procedures are followed according to Standard and Local Operating Procedures. Utilizing employee feedback and an open-door policy to address concerns in a timely manner is expected. Celebrating team successes through public recognition and resolving guest problems and complaints are also key aspects of the role. Regular communication with the engineering operation is vital to convey daily activities, set expectations, and ensure awareness of business objectives.
