Job Description

About the Role

Mohammed Mansour Al-Rumaih (MMR KSA) is seeking a BMS Operator (Data Center) to join their team in Riyadh, Saudi Arabia. This full-time role is critical for ensuring the continuous, safe, and efficient operation of the Building Management System (BMS) and associated monitoring platforms within a data center environment.

Role Overview

The BMS Operator will focus on real-time monitoring, alarm management, first-line diagnostics, incident escalation, and accurate logging for all facility systems, including power, cooling, security, and environmental controls. The operator will work closely with ELV, Electrical, Mechanical/HVAC, and Operations teams to maintain system uptime and meet service level agreements (SLAs).

Key Responsibilities

  • Continuously monitor BMS dashboards for HVAC, power, environmental, and security subsystems (CRAC/CRAH, chillers, cooling towers, pumps, AHUs, transformers, UPS, generators, PDUs, PDU-R, access control, fire alarm interfaces).
  • Track environmental setpoints (temperature, humidity, differential pressure) and alarm thresholds, ensuring compliance with approved operational envelopes.
  • Execute operator-level controls (start/stop, mode changes) according to Standard Operating Procedures (SOPs) and change control approvals.
  • Acknowledge, categorize, and triage alarms (critical/major/minor) in real time, performing first-line diagnostics and applying authorized temporary measures.
  • Escalate incidents to the ELV Engineer or on-call discipline owners (Electrical/Mechanical/HVAC/Network) per the escalation matrix and within SLA timeframes.
  • Initiate incident tickets/work orders, ensuring accurate timestamps, narrative, and resolution notes.
  • Maintain shift logs, alarm journals, and handover reports, including events, actions, pending work orders, and risk items.
  • Build and review trend analyses (*, coil ΔT, PUE proxies, chiller COP indicators, UPS load %, room temperature stability).
  • Produce daily/weekly/monthly dashboards for the ELV Engineer covering alarms, MTTA/MTTR, nuisance alarms, and recurring fault patterns.
  • Support root-cause analysis (RCA) by exporting data, screenshots, and sequence-of-events (SOE) reports.
  • Operate strictly under SOPs, Method of Procedures (MOPs), Emergency Operating Procedures (EOPs), and permit-to-work/lockout-tagout (LOTO) protocols.
  • Adhere to Change Management processes, ensuring no setpoint or logic changes without approved Change Requests (CRs).
  • Assist with audit readiness (Tier requirements, internal QA, regulatory inspections), keeping point lists, graphics, and device inventories current.
  • Report and track graphic issues, incorrect point bindings, device communication failures, and stale/nuisance alarms.
  • Coordinate with ELV/controls vendors for patching, backups, seasonal tuning, and graphics/logic enhancements.
  • Verify time synchronization, trend retention, and database backups according to policy.
  • Provide clear shift handovers and incident briefings.
  • Liaise with Electrical/Mechanical teams during planned maintenance (PM) to prevent false alarms and maintain accurate monitoring.
  • Support facility drills and simulations, including power events, fire scenarios, and loss-of-cooling.

Qualifications and Experience

  • A minimum of 5 to 10 years of experience in a relevant field.
  • Demonstrated experience with Building Management Systems (BMS) in a data center environment.
  • Strong understanding of facility systems, including power, cooling, security, and environmental controls.
