Building Management System Operator

About the Role

ENGIE Middle East is seeking a Building Management System Operator for a full-time position in Dammam, Eastern Region. This role is responsible for the safe, efficient, and effective operation of machinery and systems, ensuring high professionalism and minimal downtime. The operator will focus on protecting and enhancing the value of client assets by ensuring building engineering systems perform their intended functions.

Key Responsibilities

• Monitor, operate, and maintain all building systems via the BMS, including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switchgear), cabling, lighting, temperature controls, critical environments, and digital systems (fire alarm).
• Perform preventive maintenance and ensure continuous operation of all building systems, including emergency backup systems and hot water systems, under supervisor direction.
• Monitor, adjust, and maintain refrigeration, chilled water, and air conditioning equipment, recording readings and making necessary adjustments for proper operation.
• Analyze system operations, diagnose problems/malfunctions, and implement corrective actions as required.
• Maintain effective communication with external and internal stakeholders, including clients, property and project management, and engineering staff.
• Participate in emergency response and problem management, responding to incidents, mitigating damage, and escalating issues according to the established plan.
• Perform preventive maintenance with minimal disruption to building services, delegating tasks to qualified staff as appropriate.
• Oversee the activities of contractors working within the building, whether representing the building or tenants.
• Perform additional job duties as requested.

Qualifications and Experience

• A minimum of 5 to 10 years of experience in a relevant field.
• Demonstrated ability to perform installation, repair, and maintenance of control systems within building interiors and exteriors.
• Strong understanding of building management systems and associated infrastructure.

Work Environment

The role may require attending the site during weekends and evenings when necessary to ensure operational continuity and address urgent issues.
