About the Role

Qiddiya Investment Company is seeking a Director - Commercial - Residential to lead commercial initiatives within its residential projects sector. This full-time senior position, based in Riyadh, Riyadh Province, is central to orchestrating the strategy and operations that define Qiddiya’s residential developments. These projects are integral to the company's mission of establishing a world-class entertainment, sports, and arts destination.

Role Purpose and Impact

The Director will hold overall commercial governance for residential projects, overseeing them from initial conception through to completion. This role requires leveraging extensive industry expertise to align operational and financial strategies, ensuring the successful realization of the company’s development goals. A key focus will be on maximizing profitability while effectively minimizing associated risks across all residential initiatives.

Key Responsibilities

• Formulate and execute the strategic commercial framework for all residential initiatives, ensuring alignment with Qiddiya's broader corporate vision.
• Lead and guide a high-performance team of commercial professionals responsible for managing procurement, contracts, and financial aspects of residential projects.
• Negotiate contracts and manage relationships with vendors and contractors to secure optimal outcomes for Qiddiya’s residential developments.
• Oversee project financials, including budgets, forecasts, and performance reporting, to ensure projects are delivered within established financial targets.
• Mitigate risks and ensure compliance with contractual obligations, relevant regulations, and operational standards.
• Collaborate with cross-functional teams, including project management, construction, and marketing, to ensure seamless project execution.
• Build and maintain strong relationships with key stakeholders, such as regulatory bodies, local authorities, and community groups.
• Provide mentorship and professional guidance to the commercial team, fostering a culture of continuous improvement.

Qualifications and Experience

• A degree in Business Administration, Construction Management, or a relevant field is required; advanced qualifications are preferred.
• A minimum of 15 years of commercial management experience within the residential property sector is essential.
• Demonstrated deep understanding of the complete project lifecycle in residential development.
