About Qiddiya and the Role

Qiddiya is seeking a Director - Real Estate Strategy for its Residential Portfolio. This full-time position is based in Riyadh, Riyadh Province, and plays a pivotal role within the Qiddiya Residential Business Unit. The role is development-centric, focusing on enhancing portfolio efficiency and ensuring product suitability for a target demographic that evolves with the maturity of various masterplans.

Role Overview

The Director of Real Estate Strategy works collaboratively with multiple internal teams to achieve a more efficient residential portfolio. This position requires a balance of strategic thinking and execution at a portfolio level, with market intelligence serving as a key driver for developing strategies and recommendations. The objective is to align product offerings with market demands and the changing needs of the target demographic throughout the development lifecycle.

Key Responsibilities

• Develop comprehensive development strategies for various products within Qiddiya’s residential portfolio, ensuring alignment with market conditions.
• Identify and evaluate interim land-use opportunities specifically focused on the residential portfolio.
• Analyze real estate market challenges, assess risks associated with rolling out residential assets, and formulate effective mitigation strategies.
• Evaluate multiple products and solutions suitable for the Saudi market, providing recommendations for ideal products at each development stage based on detailed analysis.
• Provide support to the product innovation workstream through benchmarking activities.
• Collaborate with development, design, and delivery teams to identify opportunities for enhancing efficiency across Qiddiya’s product offerings.
• Manage procurement strategies, including scope definition, assessment, award, and ongoing management of consultants.
• Assist in strategic stakeholder management and the identification of strategic partners across different workstreams.
• Prepare presentations for N-1 panels and management, and contribute inputs for Board of Directors presentations.

Qualifications and Experience

• A Bachelor's degree in either engineering or finance is required.
• An MBA degree is preferred.
• Extensive management consulting background is mandatory, with a minimum of 3 years of experience, and 6+ years preferred.
• A strong understanding of real estate products, gained through management consulting engagements and/or direct experience with a firm in the real estate value chain, is strongly preferred.

Work Setting

This is a full-time position located in Riyadh, within the Riyadh Province. The role involves working closely with various teams within the Qiddiya Residential Business Unit, fostering a collaborative environment focused on strategic development and execution.
