About Qiddiya and the Role

Qiddiya Investment Company is actively transforming the entertainment landscape in Saudi Arabia. We are seeking a Manager – MDU Financing, Land Cost and Valuations to join our Master Development Unit in Riyadh, Riyadh Province. This is a full-time position central to the financial planning and assessment of Qiddiya's district developments.

Role Purpose and Context

The Manager will play a key role in shaping the financial case for Qiddiya's districts as they progress through planning and design phases. This position involves close collaboration with district master planning teams to ensure that projects are commercially sound and prepared for critical decision points. The role contributes to feasibility studies, land cost and value analysis, and investment assessments, ensuring alignment with Qiddiya's long-term objectives.

Key Responsibilities

• Develop and refine district feasibility models, ensuring commercial viability and alignment with master-planning goals.
• Support financial model updates as districts progress from early concept through to detailed design.
• Prepare clear financial analysis and presentation materials to support key planning and decision-making.
• Assist in refining and applying land cost data within district-level financial models, maintaining a solid understanding of input derivation.
• Work closely with district master development, planning, and asset teams to gather necessary data and ensure cross-functional collaboration and alignment.
• Collaborate with internal teams and external stakeholders to gather necessary data for financial planning and analysis.
• Conduct scenario and sensitivity analysis to support decision-making.
• Assist and enhance financial processes and frameworks to improve efficiency and support strategic initiatives.

Required Experience and Qualifications

Candidates should possess 5-10 years of relevant professional experience. The role requires strong technical skills in financial modeling and analysis, with the ability to translate detailed assumptions into clear outputs for investment decisions.
