About the Role

Apex Tech is seeking a Multi Skilled FM Supervisor to join our operations team in Riyadh, Saudi Arabia. This full-time, field-based, and mobile role involves leading a multi-trade technical team on site. The Supervisor will directly participate in electrical, HVAC, plumbing, and civil maintenance tasks, manage day-to-day field documentation, and coordinate materials and contractor activities under the guidance of the Facility Manager. This position is suited for an experienced and qualified multi-skilled technical team leader who has progressed into a supervisory role within facilities management.

Key Responsibilities

• Lead a mobile multi-trade technical team, allocating daily tasks, monitoring work quality, and working alongside the team as required.
• Conduct daily toolbox talks and safety briefings, enforcing HSE procedures, PPE compliance, and permit-to-work (PTW) requirements.
• Monitor team performance, punctuality, and adherence to work orders, reporting issues to the Facility Manager.
• Train and guide junior technicians through hands-on demonstration and on-the-job coaching.
• Raise, update, and close work orders for reactive and preventive maintenance tasks using specified systems or forms.
• Complete PPM checklists, inspection records, and service logs accurately and on time.
• Prepare materials requirement lists based on site inspection findings for Facility Manager review and approval.
• Maintain accurate records of maintenance consumables used and prepare daily site activity reports and defect logs in English.
• Identify and list required materials, spare parts, and consumables, liaising with procurement to ensure timely availability.
• Verify delivered materials against purchase orders and specifications, flagging discrepancies immediately.
• Maintain a minimum on-site stock of common consumables and fast-moving electrical spare parts.
• Coordinate and supervise specialist subcontractors, raising permit-to-work documents and ensuring site safety compliance.
• Verify contractor work completion against agreed scope before confirming sign-off and maintain a log of contractor visits.

Technical Expertise

• Perform LV electrical maintenance, fault-finding, and repair for distribution boards, panel boards, isolators, earthing systems, light fixtures, switches, sockets, and cable management.
• Conduct electrical troubleshooting for fire alarm and CCTV electrical systems, including Cat6 and telecommunication cabling.
• Carry out and supervise HVAC system maintenance, including filter cleaning, drain servicing, coil inspection, and fault identification.
• Perform and oversee multi-trade maintenance activities across plumbing (leak repairs, valve replacement, drain clearing), carpentry, painting, and minor civil works.
• Read and interpret electrical layout drawings, single-line diagrams, and as-built plans to guide maintenance and installation.
• Conduct hands-on site inspections, identify defects, and carry out or coordinate rectification.

Candidate Requirements

• Minimum of 8 years of hands-on experience in MEP or facilities management maintenance.
• At least 2 years of experience leading a field team.
• Demonstrated multi-trade capability in HVAC (duct split systems), Electrical, basic plumbing, and civil support.
• Ability to read electrical and HVAC layout drawings and as-built plans.
• Proficiency in reading, writing, and completing technical documents, checklists, and work orders in English.
• Strong site presence and team leadership, with a hands-on approach.
• Knowledge of HSE site procedures, PPE requirements, and permit-to-work systems.
• Possession of a valid and transferable Iqama.

Preferred Qualifications

• Prior experience working within a professionally managed FM company.
• Exposure to fit-out, renovation, or snagging works in commercial or retail environments.
• Familiarity with CAFM or work order management systems.
• Saudi Driving License.
• First Aid or HSE certification.
