About the Role

Americana Restaurants is seeking a Property Manager to oversee its real estate portfolio in Riyadh, Saudi Arabia. This full-time position involves close collaboration with the Assets Management Director and regional teams to manage existing properties, landlord relationships, and lease agreements. The role requires a strategic approach to portfolio optimization and cost management.

Key Responsibilities

  • Manage lease renewals, including negotiating rental terms and achieving rental savings, in accordance with company policies.
  • Assess store performance to inform effective lease renewal processes and initiate renewals at least six months prior to expiry.
  • Prepare and obtain necessary approvals for lease renewal documentation and manage the legal review process.
  • Liaise with internal departments such as Real Estate, Operations, Finance, and Legal to ensure smooth lease processes.
  • Build and maintain strong relationships with landlords and property owners, conducting regular portfolio review meetings.
  • Optimize the property portfolio, including managing store closures and identifying opportunities for store optimization or asset disposal.
  • Minimize property cost inflation by monitoring and challenging property costs and charges.
  • Execute store closures according to established procedures, ensuring timely handover without incurring penalties.
  • Maintain an up-to-date database of the property portfolio and lease details.
  • Stay informed about market rents, competitor activities, and strategic developments within trade zones to adapt lease strategies.
  • Maintain comprehensive profiles for each store, including all relevant documentation.

Qualifications and Experience

The ideal candidate will possess 5-10 years of experience in property management or a related field. A strong understanding of lease negotiation, portfolio management, and cost optimization is essential. Candidates must demonstrate high professional integrity, confidence, and the ability to manage conflict effectively, particularly in dealings with landlords.

Working Relationships

This role involves significant interaction with internal teams including Real Estate, Lease Administration, GRD, Legal, Finance, Operations, and Maintenance. Externally, the Property Manager will engage with landlords and retailers.
