Senior Manager Design

About the Role

Qiddiya Investment Company (شركة قدية الاستثمارية) is seeking a Senior Manager - Design to join its Residential Business Unit in Riyadh, Riyadh Province. This full-time role focuses on supporting the planning, design, and development of large-scale residential projects.

Role Overview

The Senior Manager - Design will manage the design process from early development and concept stages through detailed design and delivery. This position requires close collaboration with development, delivery, commercial, and external consultant teams. The ideal candidate will possess strong architectural and design management capabilities, combined with an understanding of real estate development, residential product specifics, and commercial decision-making.

Key Responsibilities

• Lead and coordinate residential design activities from concept through detailed design and construction.
• Manage external architects, engineers, and specialist design consultants.
• Collaborate with Development teams on product definition, feasibility, design strategy, and development objectives.
• Review design proposals to ensure alignment with residential product requirements, budgets, programme, and commercial objectives.
• Manage design development through key stage gates, approvals, and technical reviews.
• Coordinate design interfaces across architecture, interiors, landscape, infrastructure, and engineering disciplines.
• Support value engineering and design-to-budget exercises with Development, Commercial, and Cost Planning teams.
• Identify design risks, resolve coordination issues, and ensure timely decision-making.
• Support procurement, tendering, and contractor engagement where required.
• Monitor design implementation during construction to ensure the intended quality and specifications are maintained.

Qualifications and Experience

• A minimum of 10 years of relevant experience in design management, architectural roles, or real estate development.
• Demonstrated capability in managing large-scale design processes from concept to delivery.
• Understanding of real estate development principles, residential product requirements, and commercial considerations.

Work Environment

This is a full-time position based in Riyadh, within the Qiddiya Investment Company's Residential Business Unit. The role involves working with internal teams and external consultants on complex residential projects.
