Senior Manager Development COBU D D (SPA )

About the Role

Qiddiya is seeking a Senior Manager Development COBU D D (SPA) to lead the development of retail, public realm, and special-use components across two precincts in Riyadh. This full-time role involves overseeing the planning, development, and delivery of commercial office assets within the Commercial Office Business Unit. The Senior Manager will manage projects from concept through to handover, ensuring alignment with Qiddiya's strategic objectives, business plans, commercial targets, and development standards. The position requires 5-10 years of experience.

Key Responsibilities

• Act as the principal interface with Place, Culture, Retail, and Hospitality teams, translating their requirements into commercially supported briefs, operating models, and coordinated delivery scopes.
• Manage assigned components in coordination with respective Project Leads, clarifying funding, approvals, delivery, and operational responsibilities.
• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
• Drive project governance, approvals, and stakeholder alignment across internal and external parties.
• Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.
• Support procurement activities, including tender strategies, bid evaluations, and contract awards.
• Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.
• Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.
• Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.

Qualifications and Experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or a related field.
• A Master's degree in Real Estate Development, Business Administration (MBA), Construction Management, Project Management, or Urban Development is preferred.
• Demonstrated experience in delivering commercial office, mixed-use, or large-scale real estate developments.
• Experience managing multidisciplinary consultants and contractors.
• Middle East/GCC experience and exposure to giga-project environments is preferred.
