Director Development (SPA COBU )

Overview of the Role

Qiddiya is seeking a Director Development (SPA COBU) to lead the planning, development, and delivery of its commercial office assets. This full-time position, based in Riyadh, Saudi Arabia, focuses on ensuring projects are commercially viable, market-responsive, and aligned with business objectives. The role oversees all stages of development, from concept and business planning through design, delivery, leasing coordination, and operational readiness, working with internal and external stakeholders to maximize asset value and project success.

Key Responsibilities

• Lead the development and execution of commercial office projects from concept through handover and operational readiness.
• Define development strategies, business plans, and asset positioning aligned with market demand and business objectives.
• Prepare and present business cases, feasibility studies, investment recommendations, and management presentations.
• Oversee project financial performance, including budgets, development costs, revenue assumptions, and commercial viability.
• Direct project planning, development phasing, and delivery strategies to optimize value creation and risk management.
• Collaborate with Design, Delivery, Leasing, Operations, Finance, and other business functions to achieve project objectives.
• Lead the definition of office products, tenant mix strategies, customer value propositions, and occupier requirements.
• Identify and evaluate market opportunities, trends, risks, and demand drivers to inform development decisions.
• Manage external consultants, advisors, and development partners to ensure alignment with project goals and quality standards.
• Support leasing and commercial discussions with prospective tenants, anchor occupiers, and strategic partners.
• Monitor project progress, key milestones, development risks, and mitigation plans throughout the project lifecycle.
• Build and maintain strong relationships with internal stakeholders, government entities, investors, and external partners.
• Ensure developments are delivered in accordance with approved business objectives, quality standards, timelines, and budget requirements.

Qualifications and Experience

• Bachelor's degree in Real Estate, Architecture, Engineering, Urban Planning, Construction Management, Business, or a related field.
• A Master's degree (MBA, Real Estate, Development, or related discipline) is preferred.
• 10-12 years of experience in real estate development, with significant exposure to commercial office, mixed-use, or large-scale urban developments.
• Proven experience leading projects through the full development lifecycle, from feasibility and business planning through design, delivery, leasing support, and handover.
• Strong understanding of commercial office market dynamics, occupier requirements, leasing strategies, and tenant positioning.
• Demonstrated experience in preparing and presenting business cases, development strategies, feasibility studies, and investment recommendations.
