About the Role

Qiddiya is seeking a Senior Project Manager to lead and coordinate the delivery of corporate office projects from planning through to completion. This full-time role, based in Riyadh, focuses on project management execution rather than development origination. The Senior Project Manager will report to the Development Director and will be a central point of coordination between consultants, contractors, and internal stakeholders.

Role Purpose and Context

The Senior Project Manager supports Development Directors and Development Managers by ensuring strong control over scope, programme, cost, risk, quality, and reporting across multiple projects. The primary objective is to ensure projects are delivered in accordance with approved briefs, governance requirements, and established timelines. This position is suited for a seasoned project management professional with robust experience in managing complex, multidisciplinary projects, strong reporting discipline, and excellent stakeholder coordination skills.

Key Responsibilities

• Manage the day-to-day delivery of office projects across all phases, including design, approvals, procurement, construction, fit-out, commissioning, and handover.
• Translate development objectives into executable project plans and establish project programmes, delivery strategies, and execution plans.
• Monitor and control scope, time, cost, quality, and risk, identifying delivery risks and issues early to support mitigation strategies.
• Develop detailed Stage Gate documentation deliverables (Stage Gates 2 through 5: Development Brief, Concept Design, Schematic Design, Detailed Design).
• Provide detailed input across Office BU internal reporting streams, including N-1 Reporting, Stage Gates, DevCo, and PCG reporting.
• Contribute to and manage project briefs, ensuring reflection of functional, design, and operational requirements.
• Facilitate design coordination between architects, engineers, and specialist consultants, and review design deliverables for cost, time, and constructability objectives.
• Develop, maintain, and monitor detailed project programmes and delivery schedules.
• Support cost planning activities, including budget development, cost forecasting, change control, and cash flow monitoring.
• Track and manage project risks, issues, and dependencies, ensuring disciplined change management processes are applied.
• Coordinate with internal stakeholders to ensure alignment between office development projects and broader organizational objectives.
• Foster collaborative working relationships across multidisciplinary teams and ensure effective communication of decisions, risks, and changes.

Qualifications and Experience

• 5-10 years of experience in project management, with a focus on complex, multidisciplinary projects.
• Demonstrated experience in managing corporate office projects from planning through completion.
• Proven ability to control scope, programme, cost, risk, quality, and reporting.
• Strong understanding of project governance requirements and delivery timelines.

Work Environment

This role is primarily based in Riyadh / Qiddiya City, requiring regular attendance at project sites, consultant offices, and workshops. Business travel within the GCC region and other international destinations may be required based on project needs. The position demands flexibility to engage cross-functional teams and consultants across various stages of planning and implementation, including those who may not be within the region.
