CAFM Consultant

About the Role

Dussmann-Ajlan & Bros is seeking a CAFM Consultant to join their team. This full-time position is based in Tabuk, with projects located in Yanbu and Umluj, Saudi Arabia. The role involves leading CAFM system implementation, governance, and optimization across assigned projects to ensure accurate asset data and effective work order management.

Role Purpose

The CAFM Consultant will drive the integration of asset information from various sources, including BIM, asset registers, and CAFM systems. This includes ensuring data quality, standardization, and usability for operational needs, reporting, and lifecycle management. The consultant will also support performance monitoring, reporting, and digital FM transformation initiatives to enhance service delivery and compliance.

Key Responsibilities

• Lead the setup, configuration, and deployment of CAFM/CMMS systems, such as Maximo, in alignment with project requirements and FM operations.
• Define and manage asset registers, asset hierarchy, coding structures (ASSETNUM/LOCATION), and data standards to ensure accuracy and consistency.
• Coordinate the integration of BIM/COBie data into CAFM systems, ensuring alignment with Asset Information Requirements (AIR) and operational needs.
• Perform data validation, cleansing, and verification to maintain asset data integrity and usability for FM operations.
• Establish and monitor work order workflows, Planned Preventative Maintenance (PPM) schedules, backlog management, and closure quality within CAFM.
• Develop dashboards and reports using tools like Power BI and CAFM systems to track performance, KPIs, asset status, and service delivery metrics.
• Ensure CAFM processes comply with Standard Operating Procedures (SOPs), contract requirements, and audit expectations, maintaining data governance and system controls.
• Provide training and support to Facility Management Contractor (FMC) teams and Facility Management Service Provider (FMSP) users on CAFM usage, workflows, reporting, and best practices.
• Coordinate integration with other digital platforms such as ERP, BMS, and IoT for seamless data flow and operational visibility.
• Support CAFM readiness during project mobilization, including asset data upload, testing, and system go-live.
• Identify system gaps, recommend enhancements, and support digital transformation initiatives to improve FM performance.

Qualifications and Experience

• A minimum of 10 years of experience as a CAFM Consultant or in a similar role.
• Proven track record in implementing and managing CAFM/CMMS systems.
• Experience with asset data management, BIM-FM integration, and data quality assurance.
• Familiarity with reporting tools such as Power BI and CAFM system reporting functionalities.
