About the Role

Qiddiya Investment Company is developing a destination focused on entertainment, sports, and culture within the Kingdom. As a Senior Specialist - Finance, you will play a key role in the financial strategy for Qiddiya's residential development projects. This full-time position requires 2-5 years of experience.

Role Overview

This role is central to the financial planning and execution of Qiddiya's residential development initiatives. You will be responsible for developing financial models, forecasts, and investment strategies for multi-billion-riyal residential projects. Your analysis will support informed decision-making to ensure the financial sustainability and social impact of these developments.

Key Responsibilities

• Develop and maintain detailed financial models for residential projects, incorporating market data, cost estimates, and revenue projections.
• Collaborate with the Development Management Office (DMO) and Development Finance & Analysis (DFA) teams to align financial strategies with project timelines.
• Conduct scenario and sensitivity analyses to evaluate risks, returns, and optimal investment structures.
• Prepare investment cases, feasibility studies, and presentations for senior leadership and board review.
• Monitor project financial performance against budgets and forecasts, identifying variances and recommending corrective actions.
• Work with cross-functional teams, including design, construction, and operations, to integrate financial considerations throughout the development lifecycle.
• Stay informed about market trends, regulatory changes, and economic indicators relevant to residential development.

Qualifications and Experience

• Bachelor’s degree in Finance, Economics, Accounting, or a related field.
• 3-4 years of experience in real estate finance, investment analysis, or project finance, preferably in large-scale mixed-use or residential developments.
• Proficiency in financial modeling using tools such as Excel or Power BI.
• Strong analytical skills with the ability to translate complex financial data into clear insights for diverse stakeholders.
• Understanding of real estate market dynamics and the development lifecycle.
• Effective communication and presentation skills, with experience presenting to senior management.
• A proactive, solutions-oriented approach and the ability to perform in a fast-paced environment.

Work Environment

This is a full-time position at Qiddiya Investment Company. The role requires close collaboration with various internal teams to ensure comprehensive financial oversight of residential development projects.
