About the Executive Director - Commercial Role

Qiddiya Investment Company is seeking an experienced Executive Director - Commercial to lead and manage all commercial aspects of significant construction development projects within Qiddiya. This senior leadership position is integral to shaping the commercial strategy, overseeing high-value contracts, and ensuring the successful execution of projects aligned with Qiddiya's strategic objectives. The role is based in Riyadh, Riyadh Province, and is a full-time position.

Core Responsibilities

The Executive Director - Commercial will steer commercial operations, manage contract negotiations, implement risk mitigation strategies, and engage with stakeholders across large-scale construction development initiatives. This role involves leading a commercial team to foster a high-performance culture focused on delivering value, efficiency, and compliance.

Key Duties and Accountabilities

  • Develop and implement comprehensive commercial strategies to support project and company objectives.
  • Lead contract negotiations and ongoing contract management to secure favorable terms and mitigate risks.
  • Oversee budgeting, financial forecasting, and reporting to optimize commercial performance of projects.
  • Collaborate with project directors, legal teams, and external partners to manage commercial risks and identify opportunities.
  • Drive continuous improvement in commercial processes and systems to enhance efficiency and transparency.
  • Build and maintain strong relationships with contractors, suppliers, and key stakeholders.
  • Ensure adherence to relevant laws, regulatory requirements, and internal policies.
  • Provide leadership, mentorship, and development opportunities for the commercial team.

Required Qualifications and Experience

  • Bachelor's degree in Business, Construction Management, Quantity Surveying, or a related field. A Master's degree or professional qualifications (*, RICS, MCIOB) are highly desirable.
  • A minimum of 15 years of experience in commercial management within the large-scale construction development sector.
  • At least 7 years of experience in a senior leadership role.
  • Proven expertise in contract negotiation, commercial strategy development, and risk management.
  • Strong financial acumen with experience managing multi-million dollar project budgets and forecasts.
  • Excellent leadership, communication, and stakeholder management skills.
  • Ability to work effectively in a fast-paced, complex, and multicultural environment.
  • Experience with Middle Eastern construction markets and relevant regulatory environments is preferred.
  • Proficiency in commercial management software and project management tools.

Work Context

This is a full-time position located in Riyadh, Riyadh Province. The role requires extensive experience in commercial management within large-scale construction development, with a strong emphasis on leadership and strategic execution.
