About the Role

A leading private real estate developer is seeking a Senior Commercial Manager to lead the commercial function for major mixed-use and large-scale developments. The organization manages a significant portfolio with a strong pipeline exceeding SAR 18 Billion, focusing on projects that combine design excellence, technical quality, and commercial performance. This full-time role requires a commercially driven professional with extensive experience in procurement, cost management, contract administration, and commercial leadership across the entire project lifecycle.

Key Responsibilities

The Senior Commercial Manager will be responsible for:

• Leading commercial strategy, procurement, and cost management across multiple large-scale developments.
• Developing and implementing procurement and tendering strategies aligned with project delivery objectives.
• Managing tender evaluations, commercial negotiations, and contract awards.
• Establishing and overseeing budgeting, forecasting, cost reporting, and financial controls.
• Leading contract administration activities, including variations, claims, risk management, and dispute resolution.
• Collaborating with design, technical, delivery, and project management teams to ensure commercial alignment.
• Driving value engineering and cost optimization initiatives while maintaining quality and delivery standards.
• Managing commercial and contractual risk exposure across all project phases.
• Overseeing commercial activities throughout the project lifecycle, from Concept & Schematic Design through to Handover & Financial Close-Out.

Qualifications and Experience

Candidates should possess:

• A Bachelor’s Degree in Quantity Surveying, Commercial Management, Construction Management, Engineering, or a related discipline.
• 15–20 years of experience in commercial management within real estate development, PMC, or major construction environments.
• A strong background in procurement & tendering, cost control & budgeting, contract negotiation, variations & claims, commercial risk management, and final accounts & financial close-out.
• Proven experience managing high-value contracts and large multidisciplinary teams.
• Strong knowledge of procurement and contracting models including Lump Sum, Design & Build, EPC, Cost Plus, and Provisional Sum.
• Familiarity with FIDIC and international standard forms of contract.
• Experience working on mixed-use, high-rise, hospitality, giga, or masterplan developments is highly preferred.
