About the Role

Qiddiya is seeking a Senior Manager - Delivery (Residential) to oversee the end-to-end delivery of residential developments in Riyadh. This full-time role requires a professional with 5-10 years of experience in managing residential projects from design through to close-out, ensuring adherence to quality, budget, and schedule requirements.

Role Overview and Responsibilities

The Senior Manager - Delivery (Residential) is accountable for the day-to-day execution of residential developments, including apartments, villas, and mixed-use residential packages. The focus is on achieving excellence in delivery, ensuring all residential assets are completed on time, within budget, and to approved quality, safety, and sustainability standards, in compliance with Qiddiya's governance and reporting protocols.

Key Accountabilities in Residential Delivery

• Manage the delivery of assigned residential buildings, zones, or packages, ensuring alignment with approved scope, programme, and budget.
• Support the Director in the implementation of the overall residential delivery strategy.
• Serve as the primary point of contact for daily delivery matters related to assigned residential packages.

Technical and Construction Management

• Coordinate design consultants throughout design development, authority submissions, and construction stages, ensuring designs meet Qiddiya standards, residential codes, and operational needs.
• Oversee contractor performance against programme, quality, and safety requirements, monitoring progress and proposing mitigation actions for risks or delays.
• Manage interfaces with infrastructure, utilities, public realm, and adjacent developments.
• Ensure contractors comply with health, safety, and environmental requirements on site, and promote sustainability objectives within residential delivery.

Cost Control, Risk Management, and Handover

• Track budgets, forecasts, and variations for assigned residential packages, and review contractor claims and change requests in coordination with commercial teams.
• Maintain risk registers and escalate key issues through established governance channels.
• Manage the handover process, including testing, commissioning, snagging, and authority approvals, ensuring residential units are ready for occupancy.
• Support final account settlement and close-out documentation.

Qualifications and Experience

• Bachelor's degree in Engineering, Architecture, Construction Management, or a related discipline.
• A minimum of 7 years of experience in residential or mixed-use project delivery.
• Proven experience delivering apartment buildings, villas, or high-density residential projects.
• Experience on large-scale developments or mega/giga projects in the Middle East is preferred.
• Professional certification (PMP, RICS, CIOB, or equivalent) is an advantage.
• Core competencies include strong project execution, construction knowledge, programme and cost awareness, stakeholder coordination, and problem-solving skills.
