About the Role

Maamor is seeking a Project Architect to serve as the on-site design guardian, ensuring that all construction and FF&E (Furniture, Fixtures, and Equipment) works are executed precisely as intended. This full-time role is based in Jeddah and Makkah, Saudi Arabia, and is critical for bridging design intent with on-site execution throughout the project lifecycle.

Core Responsibilities

• Ensure all site work aligns with issued drawings, materials, and the original design intent.
• Review contractor shop drawings and identify any deviations from design specifications.
• Conduct regular site inspections and document inconsistencies or issues.
• Coordinate closely with the design team regarding necessary adjustments or clarifications.
• Act as the primary point of contact for all site-related design queries.
• Respond to Requests for Information (RFIs) in collaboration with the design office.
• Ensure proper implementation of finishes, details, and specifications as per design documents.

Design and Quality Assurance

• Supervise the on-site installation of furniture, lighting, and accessories (FF&E).
• Verify the correct placement, alignment, and finishing of all FF&E items.
• Coordinate delivery schedules and installation readiness with suppliers.
• Verify site conditions thoroughly before any installation work commences.
• Monitor the quality of workmanship for both architectural and FF&E elements.
• Ensure mockups and samples receive approval before full-scale execution.
• Proactively identify and resolve execution issues on site.

Project Oversight and Reporting

• Provide structured weekly reports detailing progress against design, identified issues and risks, and required decisions.
• Verify that executed work aligns with approved Bill of Quantities (BOQ) quantities.
• Review contractor invoices based on actual site progress.
• Validate measurements before approving payments.
• Flag any discrepancies found between drawings, BOQ, and executed work.
• Coordinate with internal teams on changes that may impact project costs.
• Ensure there is no overbilling or scope duplication on site.

Candidate Profile and Experience

The ideal candidate will possess 5 to 10 years of relevant experience and demonstrate a strong commitment to design integrity and quality. Key attributes include:

• A keen attention to design details, extending beyond mere execution.
• The ability to assertively manage contractors when necessary to uphold design standards.
• A strong sense of proportion, placement, and finishing quality.
• The capacity to balance technical execution requirements with aesthetic judgment.
• Proficiency in validating site reality and progress before financial approvals.
