Americana Restaurants is seeking a Senior Country Maintenance Manager to join its team in Riyadh, Saudi Arabia. This full-time role is critical for overseeing all facilities and maintenance operations across the Kingdom.

Role Overview

The Senior Country Maintenance Manager will lead all facilities and maintenance operations throughout Saudi Arabia. This involves ensuring safe, compliant, cost-effective, and high-performing maintenance services across Americana's entire asset portfolio. The role is instrumental in driving asset reliability, operational continuity, KPI achievement, budget control, and continuous improvement.

Key Responsibilities

• Develop and execute maintenance plans to enhance the performance and efficiency of the KSA technical team.
• Direct daily maintenance operations in adherence to applicable Performance Work Statements (PWS), company policies, franchisor requirements, and local regulations.
• Provide technical guidance to supervisors and technicians to ensure responsive service to restaurants.
• Manage all phases of preventative planning, budgeting, analysis, KPI tracking, and reporting for maintenance and equipment operations, controlling expenditures for optimal resource utilization.
• Collaborate with project and property teams to ensure smooth restaurant operations during remodels and new store handovers.
• Monitor spare part inventory and consumption to ensure adequate levels, highlight trends for improvement, and ensure full utilization of warranties.
• Oversee short and long-term financial and operational plans, monitoring performance, product, and service quality in support of overall company objectives.
• Recruit, develop, or train personnel on all aspects of restaurant and equipment maintenance as required.
• Conduct weekly/monthly meetings with key Operations stakeholders to ensure aligned focus and feedback opportunities.
• Analyze Service Level Agreements (SLAs) with service providers and contractors to ensure compliance with contractual terms and Americana policies.
• Continuously review performance to improve service levels, safety, cost efficiency, and restaurant standards.
• Proactively plan and justify capital expenditure required to improve asset performance and reduce operational expenses.
• Regularly monitor Service Level Agreements with all vendors.
• Ensure Reactive Maintenance Service Level Agreement targets are achieved.
• Monitor Preventative Planned Maintenance (PPM) through reports.
• Conduct store visits across the region, ensuring direct reports achieve specified visits and complete checklists.
• Maintain an accurate Asset Register for old and new stores.
• Prepare consolidated budgets and Customer Satisfaction Survey (CSS) reports.
• Establish and monitor uniformity in Maintenance and Facilities Management processes across MENA by sharing best practices.
• Establish Annual Maintenance Contracts for all services in KSA.
• Implement and ensure adherence to safety policies and procedures by staff and service providers.

Cost Management and Strategic Initiatives

• Support procurement in negotiating improved rates for Annual Maintenance Contracts (AMCs) and materials used in repair works and services, aiming for annual cost reductions.
• Identify initiatives to continually reduce operating expenditure related to maintenance or utilities.
• Monitor budget versus actual spend, team overhead costs, travel costs, and telephone bill costs, striving for yearly cost savings.
• Collaborate with the Regional team and Maintenance Director to develop tactics aligned with strategic direction.
• Contribute to sustainability exercises, Customer Social Responsibility initiatives, and vendor evaluations.
• Collaborate to establish energy consumption norms.

Qualifications and Experience

Candidates should possess 5-10 years of relevant experience in facilities and maintenance management, preferably within a multi-unit retail or restaurant environment.
