About the Role

BOSS Built Environment is seeking a Senior Maintenance Manager to join their team in North Jeddah, Makkah, Saudi Arabia. This is a full-time, onsite position responsible for overseeing the comprehensive maintenance operations of building and infrastructure hard services.

Role Purpose and Scope

The Senior Maintenance Manager will manage the full spectrum of building and infrastructure maintenance across all technical trades. The primary objective is to ensure that all assets are maintained to the highest standards of safety, reliability, and performance. This involves implementing robust planned preventive maintenance (PPM) programs, efficient reactive maintenance, and a disciplined maintenance planning function.

Key Responsibilities

• Oversee the operation, maintenance, and performance of all HVAC & Mechanical Systems, including AHUs, chillers, cooling towers, FCUs, and VRF/VRV units, ensuring compliance with manufacturer specifications and driving energy efficiency.
• Manage the maintenance of Electrical Systems, covering medium and low voltage infrastructure such as switchgear, transformers, UPS, generators, and distribution boards, while coordinating planned outages and ensuring safe isolation procedures (LOTO).
• Manage all Plumbing & Hydraulic Systems, including domestic water, drainage, fire suppression, and pumping systems, ensuring Legionella management plans and water hygiene programs are maintained.
• Oversee maintenance contracts and in-house works for Lifts & Escalators, ensuring statutory inspection and testing obligations are met and monitoring performance against SLAs.
• Manage Low Current Systems & BMS, including CCTV, access control, fire alarm, PA/VA, structured cabling, and data networks, and optimize building performance through the Building Management System.
• Coordinate planned and reactive maintenance for Civil Works & Building Fabric elements such as structure, roofing, flooring, finishes, doors, and glazing, liaising with project teams for refurbishment works.
• Develop and maintain a comprehensive Maintenance Planning schedule using CAFM/CMMS, analyze data for improvements, produce performance reports, and manage spare parts inventory.
• Lead, develop, and performance-manage a multi-trade maintenance team, manage subcontractor performance, and ensure all activities comply with HSE standards and permit-to-work procedures.

Qualifications and Experience

Candidates for this role should possess 5-10 years of relevant experience in maintenance management, preferably within a built environment context. A strong technical background across various trades and proven leadership skills in managing maintenance teams and contractors are essential.

Work Environment and Schedule

This is a full-time, onsite position located in North Jeddah. The work schedule is five days a week, with additional work required on alternative Saturdays.
