Role Overview

The Senior Director - Land Valuation will lead the valuation function within the Master Development Unit Financing team. This pivotal role is responsible for establishing land valuation processes, policies, and benchmarks that underpin district financial outcomes and land sale strategies. The position directly informs land sale strategy, district financial outcomes, and investment decisions as Qiddiya’s districts progress through planning, design, and delivery phases, aiming to shape and maximise the commerciality of the masterplan.

Key Responsibilities

• Lead land valuation methodology and benchmarking across all districts, ensuring consistency and rigor in how land value is assessed and applied.
• Contribute to shaping Qiddiya's land sale/leasing strategy by translating valuation insights and market benchmarking into commercial recommendations.
• Support land transactions and deal execution by providing market valuation input to commercial assessments.
• Manage relationships with external valuers, commissioning valuation exercises and reviewing outputs for quality, accuracy, and market alignment.
• Present valuation findings and recommendations to senior leadership and executive stakeholders, supporting key planning and investment decisions.
• Provide valuation input to Asset Business Units for plot- and asset-level commercial assessments.
• Develop Qiddiya's valuation policy and processes, embedding valuation considerations into district planning from an early stage.
• Collaborate with district masterplanning teams and the broader business to drive district valuation exercises, align assumptions, and achieve commercial objectives.
• Work closely with the wider MDU Financing team, supporting interaction between land cost and district feasibility workstreams.
• Support balance sheet exercises, working with Finance and PIF as required.
• Understand and stay up to date on market conditions, comparable transactions, and valuation best practices to continually inform and refine Qiddiya's approach.

Required Qualifications and Experience

• A minimum of 10 years of experience in land or real estate valuation methodology.
• A registered valuer designation (RICS) is strongly preferred.
• Prior experience valuing land within a large-scale master-planned or giga-project development is strongly preferred.
