Role Overview

Qiddiya | القدية is seeking a Senior Manager - Delivery for a full-time position in Riyadh, Saudi Arabia. This role holds full developer-side accountability for the end-to-end delivery of large-scale hospitality developments. The portfolio includes ultra-luxury, luxury, and mid-scale hotel assets, delivered through multiple construction contracts. The primary goal is to ensure projects are completed on time and within budget, while achieving the highest standards of quality, brand compliance, and operational readiness. The Senior Manager will also be responsible for continuously reviewing and improving project management methodologies and processes in line with best practices.

Core Project Responsibilities

• Lead the day-to-day delivery of assigned hospitality projects, ensuring alignment with overall project objectives, development requirements, and approved execution strategies.
• Engage and manage relationships with key stakeholders, including governmental entities, contractors, and operators.
• Coordinate across design, engineering, construction, procurement, and operator teams to support smooth execution and timely resolution of project issues.
• Identify risks, issues, and delays early and implement corrective actions to maintain project outcomes.
• Support the development and implementation of delivery plans, schedules, and budgets in coordination with senior delivery leadership and stakeholders.
• Conduct regular site visits to monitor progress, quality, and compliance with design intent and safety standards.

Project Lifecycle and Operational Readiness

• Ensure successful project close-out, commissioning, and handover to operations teams.
• Assist in managing contractor claims and contractual issues in coordination with senior management and commercial functions.
• Coordinate project close-out activities, including testing, commissioning, snagging, and readiness for handover to operations.
• Support integration of pre-opening activities with operators to ensure readiness for launch, including coordination of soft opening preparations and operational requirements.
• Prepare regular project progress reports and updates for internal stakeholders and senior delivery management.
• Provide guidance to direct reports.

Candidate Requirements

The ideal candidate will bring 5-10 years of professional experience in project delivery, preferably within large-scale hospitality or real estate developments.
