Senior Manager Residential Marketing Portfolio

About the Role

Qiddiya is seeking a Senior Manager, Residential Marketing Portfolio to lead the strategic marketing direction and portfolio planning for its residential assets and developments. This full-time role, based in Riyadh, Saudi Arabia, involves ensuring residential projects are effectively positioned within the overall Qiddiya masterplan. The Senior Manager will translate development and commercial objectives into compelling propositions, audience strategies, and integrated marketing plans, providing portfolio-level oversight across multiple residential projects and districts to ensure consistency, differentiation, and alignment.

Key Responsibilities

• Develop and manage the overarching marketing portfolio strategy for Qiddiya’s residential assets and developments.
• Translate residential development objectives, masterplan priorities, and commercial requirements into clear marketing strategies.
• Develop portfolio segmentation, positioning, and value propositions across different residential products, communities, and target audiences.
• Ensure individual residential projects are differentiated appropriately while maintaining alignment with the wider Qiddiya brand and destination proposition.
• Identify portfolio opportunities, gaps, overlaps, and potential synergies across residential developments.
• Support long-term portfolio planning, including future residential launches and market-entry priorities.
• Develop go-to-market frameworks and launch strategies for residential developments.
• Partner with project and district marketing leads to ensure readiness across positioning, audiences, messaging, content, campaigns, and customer touchpoints.
• Establish appropriate marketing phasing across pre-launch, launch, sales, and post-launch stages.
• Ensure residential marketing activities are coordinated across the wider portfolio to optimize market impact and avoid audience or campaign conflicts.
• Support major residential launches and portfolio-level marketing initiatives.

Customer and Market Insights

• Utilize customer, market, and competitor insights to guide residential positioning and portfolio decisions.
• Monitor residential market trends, customer preferences, competitor developments, and emerging lifestyle trends.
• Define and refine priority customer segments and personas across different residential propositions.
• Collaborate with research and insights teams to assess market demand, brand perception, and campaign effectiveness.
• Translate insights into actionable recommendations for residential development and marketing teams.

Portfolio Governance and Performance

• Establish portfolio-level marketing plans, KPIs, reporting frameworks, and performance dashboards.
• Monitor marketing performance across residential projects and recommend optimization opportunities.
• Maintain visibility of key residential marketing milestones, launches, dependencies, and risks.
• Provide regular portfolio updates, recommendations, and executive-level presentations to senior leadership.
• Support budget planning and prioritization across the residential marketing portfolio.

Stakeholder Management

• Work closely with Residential Development, Asset Management, Masterplanning, Sales, Commercial, Customer Experience, and other Marketing functions.
• Partner with individual residential and district marketing leads to drive consistency and alignment across the portfolio.
• Represent Marketing within residential portfolio planning and governance forums.
• Build strong relationships with internal senior stakeholders and external development partners.
• Manage relevant agencies, consultants, and specialist partners where required.

Qualifications and Experience

• Candidates should possess 7-10 years of relevant experience.
