About the Role
GEO Global Engineering Office is seeking a highly experienced and detail-oriented Senior Quantity Surveyor to join our full-time team in Riyadh, Saudi Arabia. This role is crucial for providing comprehensive quantity surveying and commercial support throughout the entire project lifecycle.
Role Overview
The successful candidate will be responsible for managing all quantity surveying activities, from pre-contract tendering and cost planning to post-contract cost control, valuation, variations, claims, and final accounts. This position requires strong technical and commercial knowledge, excellent analytical skills, and the ability to coordinate effectively with clients, consultants, contractors, and other project stakeholders.
Key Responsibilities
- Lead and manage quantity surveying activities for assigned projects, with knowledge in Civil & MEP.
- Prepare and review Bills of Quantities (BOQs), quantity take-offs, cost estimates, and pricing schedules in formats such as POMI, NRM 2, CESMM, SMM 7 & CSI.
- Review tender documents, drawings, specifications, and scopes of work.
- Prepare cost plans, budgets, and commercial reports, including Monthly Cost Reports.
- Review and evaluate contractor and subcontractor quotations, preparing analytical comparison reports.
- Assist with tender analysis, commercial evaluations, and recommendations with proper reports.
- Manage and evaluate variations, claims, extensions of time, and contractual entitlements, with sound knowledge in FIDIC and Bespoke Contracts.
- Review and certify interim payment applications and payment certificates.
- Monitor project expenditure against approved budgets and identify cost deviations.
- Prepare cost forecasts and provide regular commercial updates to management.
- Review and negotiate subcontractor and supplier accounts.
- Prepare and agree on Statements at Completion and final accounts.
- Maintain accurate records of project costs, variations, claims, and commercial correspondence.
- Coordinate with design, engineering, project management, and procurement teams to identify potential cost impacts.
- Ensure commercial activities are carried out in accordance with relevant contract conditions and project requirements.
- Provide commercial advice and support to project management and senior management.
- Participate in meetings with clients, contractors, consultants, and other project stakeholders.
- Ensure all commercial documentation is properly maintained and submitted within required timelines.
Qualifications and Experience
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Minimum 8+ years of relevant professional experience in quantity surveying and commercial management.
- Proven experience working on building, infrastructure, industrial, or major construction projects.
- Strong experience in both pre-contract and post-contract quantity surveying.
- Previous experience in Saudi Arabia or the GCC is highly preferred.
Required Skills and Knowledge
- Good understanding of construction contracts, commercial procedures, and project cost management.
- Strong knowledge of BOQ preparation, measurement, valuation, variations, claims, and final accounts.
- Excellent knowledge of Microsoft Excel and quantity surveying/commercial software.
- Strong analytical, numerical, negotiation, and problem-solving skills.
- Excellent written and verbal communication skills.
- Ability to work independently and effectively within a multidisciplinary team.
- Strong attention to detail and ability to manage multiple priorities.
- Experience with major engineering consultancy or construction projects is an advantage.
- Familiarity with FIDIC and other standard forms of construction contracts.
- Knowledge of Saudi Arabian construction practices and commercial procedures.
- Experience in reviewing contractual and commercial risks.
- Membership or professional certification with a recognized quantity surveying or construction organization is an advantage.
