BMS Programmer Engineer (HVAC aftermarket maintenance Metasys Experience)

About the Role

Johnson Controls Arabia is seeking a BMS Programmer Engineer with expertise in HVAC aftermarket maintenance and Metasys experience. This full-time position is based in the Eastern region and requires 2-5 years of relevant experience. The role focuses on managing, operating, and optimizing Building Management Systems to ensure reliable and energy-efficient performance of HVAC and electromechanical equipment.

Role Overview

The BMS Engineer (HVAC Systems) is responsible for the comprehensive management of Building Management Systems, including both PLC and DDC-based control systems. This involves ensuring optimal performance and energy efficiency for HVAC and various electromechanical equipment across medium-to-large-scale building projects.

Key Responsibilities

• Operate, monitor, and maintain BMS systems for HVAC equipment, including chillers, AHUs, FCUs, pumps, exhaust fans, and ventilation systems.
• Troubleshoot BMS alarms, HVAC faults, and control logic issues across PLC and DDC platforms.
• Perform preventive maintenance and calibration for sensors (temperature, humidity, pressure, flow).
• Review, modify, and optimize control logic, sequences of operation, and system parameters.
• Work with various control systems, including PLC-based automation, DDC controllers, and SCADA interfaces.
• Update BMS graphics, trend logs, and system dashboards.
• Coordinate with mechanical, electrical, and HVAC teams to resolve system issues and implement corrective actions.
• Support commissioning and integration of new HVAC systems into BMS/PLC/DDC networks.
• Analyze system performance data to recommend improvements for energy efficiency and operational reliability.
• Maintain documentation, including control schematics, wiring diagrams, I/O lists, and configuration files.
• Ensure compliance with ASHRAE standards, manufacturer guidelines, and safety regulations.

Project and System Scope

The BMS Engineer will typically work on medium to large-scale projects (20,000–200,000+ sqm) within commercial buildings, industrial plants, hospitals, data centers, and residential compounds. This includes HVAC systems integrated with:

• Chiller plants (air-cooled & water-cooled)
• Variable Air Volume (VAV) systems
• Heat recovery systems
• Pump stations (CHW, CW, condenser pumps)
• Ventilation & pressurization systems

Control platforms involved include Siemens Desigo, Honeywell EBI, Schneider EcoStruxure, and Johnson Controls Metasys, alongside PLC systems (Siemens S7, Allen Bradley, Schneider M340/M580) and DDC controllers (Tridium, Distech, Johnson Controls, Honeywell Spyder).

Qualifications and Experience

• 2-5 years of experience in BMS programming and HVAC aftermarket maintenance.
• Demonstrated experience with Johnson Controls Metasys.
• Proficiency with PLC and DDC-based control systems.
• Strong troubleshooting skills for BMS alarms, HVAC faults, and control logic.
• Ability to work with various control platforms and integrate new systems.
