About Qiddiya Investment Company

Qiddiya Investment Company is seeking a Manager - Development - COBU to join its team in Riyadh Province, specifically in Riyadh. This is a full-time position requiring 5-10 years of relevant experience.

Role Overview

The Development Manager will be responsible for leading the planning, development, and delivery of commercial office assets within the Commercial Office Business Unit. This role involves managing projects from concept through design, procurement, construction, and handover, ensuring alignment with Qiddiya's strategic objectives, business plans, commercial targets, and development standards.

Key Responsibilities

Manage the end-to-end development and delivery of commercial office projects from concept through handover.
Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
Drive project governance, approvals, and stakeholder alignment across internal and external parties.
Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.
Support procurement activities, including tender strategies, bid evaluations, and contract awards.
Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.
Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.
Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.
Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.

Experience and Qualifications

Candidates for this role should possess 5-10 years of experience in a relevant field, demonstrating a strong background in project management and commercial office development.
