About RAWAJ and the Opportunity

RAWAJ, a leading Saudi real estate investment and development company based in Riyadh, is seeking a dedicated Operations Manager - Real Estate. This full-time role is central to the company's daily functions, ensuring efficient and effective business operations within a dynamic real estate environment.

Role Summary

The Operations Manager will oversee the company's daily operations, manage its real estate portfolio, maintenance activities, procurement, and administrative functions. This position involves leading cross-functional teams, driving operational efficiency, and providing direct support to the business owner to ensure smooth business operations while maintaining high standards of service, compliance, and confidentiality.

Key Responsibilities

  • Lead and oversee daily operations, ensuring efficient workflow and timely task execution across all departments.
  • Develop, implement, and continuously improve operational policies, procedures, and Standard Operating Procedures (SOPs).
  • Manage the company's real estate portfolio, including residential, commercial, and investment properties, ensuring effective lease administration, renewals, collections, and tenant satisfaction.
  • Oversee property maintenance activities, including preventive and corrective maintenance, renovations, and minor construction works, ensuring quality standards and timely completion.
  • Coordinate and manage external contractors, service providers, and suppliers, ensuring compliance with agreed service levels and specifications.
  • Manage procurement activities, including sourcing, supplier negotiations, purchasing, and cost control for operational and maintenance requirements.
  • Supervise and support employees across different functions, including attendance management, leave administration, recruitment coordination, performance monitoring, and employee documentation.
  • Coordinate with the finance function to monitor operational budgets, review invoices and payments, and prepare regular operational performance reports for management.
  • Build and maintain effective relationships with tenants, government authorities, legal advisors, external consultants, and other stakeholders.
  • Oversee compliance with Saudi government regulations, including property-related requirements, licenses, registrations, labor regulations, and other statutory obligations.
  • Manage company documentation, contracts, asset records, and confidential business information, ensuring proper organization and record management.
  • Provide administrative and operational support to the business owner by coordinating selected business-related matters, monitoring key renewals, and handling delegated assignments.

Required Qualifications and Experience

  • Minimum 7 years of experience in operations management, preferably within family-owned businesses, real estate, property management, or medium-sized organizations.
  • Practical experience in property management, facilities maintenance, procurement, and vendor management.
  • Experience managing multidisciplinary teams and coordinating cross-functional operations.
  • Strong knowledge of operational processes, property management practices, maintenance coordination, and procurement procedures.
  • Familiarity with Saudi government regulations related to real estate, labor, tenancy (Ejar), and business operations.

Essential Skills and Attributes

  • Proficiency in Microsoft Office and task management platforms such as Asana, Trello, or similar tools.
  • Strong leadership, organizational, problem-solving, and decision-making skills.
  • Excellent communication, negotiation, and stakeholder management abilities.
  • High level of integrity, professionalism, and confidentiality.
  • Ability to work independently and effectively within a family-business environment.
  • Flexibility to conduct site visits and manage multiple operational priorities simultaneously.
