About the Facilities Manager Role

ABYAT, the largest retail store in the Middle East, is seeking a Facilities Manager for its operations in Riyadh, Saudi Arabia. This full-time position is responsible for overseeing the comprehensive delivery of facilities management services across ABYAT premises, ensuring operational efficiency, asset uptime, and compliance with all relevant standards.

Core Responsibilities

The Facilities Manager will lead and control the end-to-end delivery of both hard and soft facilities management services. This includes ensuring asset uptime, compliance with statutory and HSE regulations, effective maintenance planning, managing contractor performance, controlling budgets, maintaining service quality, and ensuring operational readiness. The role involves translating contracts into clear site objectives, service standards, and operational plans, while also building integrated site plans that cover preventive maintenance, manpower, vendor schedules, and contingencies.

Hard and Soft Services Management

• Oversee preventive and corrective maintenance for critical building systems including HVAC, electrical, plumbing, fire systems, generators, UPS, and elevators, ensuring adherence to OEM, safety, and statutory requirements.
• Manage soft services such as cleaning, security, pest control, landscaping, and waste management, setting service routes, quality standards, and inspection routines.
• Ensure all customer-facing areas are maintained to high presentation and service standards, coordinating additional coverage for peak periods and events.

Contractor, Budget, and HSE Oversight

• Develop scopes of work, manage contractor performance, and validate invoices against delivered services.
• Prepare and control annual OPEX and CAPEX budgets for facilities activities, driving cost optimization and providing variance analysis.
• Enforce HSE requirements, manage permits to work, risk assessments, and ensure statutory inspections and compliance documentation are current.
• Maintain readiness of emergency systems and conduct drills to ensure preparedness for audits.

Project Management and Stakeholder Coordination

The role includes leading minor projects, renovations, and site mobilization activities, reviewing project documentation, and supervising work execution. Additionally, the Facilities Manager will serve as the primary contact for internal and external stakeholders, coordinating approvals, communications, escalations, and ensuring smooth operational transitions and compliance.

Qualifications and Experience

• 8 to 10 years of experience in Facilities Management, with at least 4 years in a supervisory or leadership capacity.
• Proven experience managing complex facilities, multi-system sites, and multiple vendors.
• Strong experience in both hard and soft services management.
• Proficiency in contract management, budgeting, cost control, and CAFM/CMMS systems.
• Knowledge of HSE regulations, statutory compliance, and risk management.
• Experience with minor projects, renovations, and site mobilization is preferred.
