About the Pre-Contracts Director Role

Jak Consultancy is seeking a Pre-Contracts Director to lead its pre-contracts function in Riyadh. This role is central to transforming design concepts into commercially viable and buildable projects. The Pre-Contracts Director will oversee the Sales Strategy and Innovation and Bid Management teams, ensuring all opportunities are approached with commercial rigor, technical insight, and a defined win strategy. This is a full-time position requiring 5-10 years of experience.

Strategic Leadership and Collaboration

The Pre-Contracts Director will provide strategic leadership to the Pre-Contracts, Sales Strategy and Innovation, and Bid Management teams. A key aspect of this role involves close collaboration with the Sales Director and Business Development Manager to review the opportunity pipeline, prioritize prospects, and make informed go/no-go decisions. This partnership is crucial for aligning on sales forecasts and ensuring strategic direction.

Pre-Contracts Process Management

This position guides the entire pre-contracts process, from initial client engagement through to contract award. Responsibilities include ensuring robust pricing, program alignment, and scope clarity. The role demands a focus on technical compliance and commercial soundness across all tenders, ensuring a clear connection between design vision, construction feasibility, and client budgets. Engagement with subcontractors and suppliers to secure competitive pricing and comprehensive scope coverage is also a key function.

Bid Strategy and Client Engagement

Leading bid strategy and proposal development is a core responsibility, ensuring timely submissions that effectively communicate the client's value proposition and differentiators. The Pre-Contracts Director will also act as a key advisor in early client interactions, providing insights that shape scope, schedule, and budget from the project's inception. Review and approval of cost plans, value engineering proposals, and procurement strategies are also integral to this function.

Internal Alignment and Continuous Improvement

Maintaining strong internal alignment across all departments is essential for seamless commercial handover to project teams. The role also emphasizes embedding a culture of continuous improvement by implementing lessons learned from delivered projects into future bids and proposals. This ensures that the company consistently refines its approach and enhances its competitive edge.

Required Qualifications and Experience

Candidates should possess a minimum of 8–10 years of experience in a senior pre-contracts, estimating, or commercial leadership role, preferably within the design and build sector. Proven ability to manage multidisciplinary pre-contract teams and influence successful project wins is required. Strong commercial, technical, and strategic acumen, with deep knowledge of workplace design and build projects, is essential. Exceptional communication skills for credible engagement with senior clients and internal stakeholders, a highly collaborative leadership style, and a strong command of financial metrics, pricing models, and construction methodologies are also necessary. A relevant degree in Quantity Surveying, Construction Management, Architecture, or a related field is required.
