About the Senior IT Project Manager Role

OSUS is seeking a Senior IT Project Manager to join its team in Riyadh, Saudi Arabia. This full-time, senior leadership position is responsible for the planning, leadership, and delivery of OSUS technology projects and programs across applications, infrastructure, cybersecurity, data, and analytics. The role ensures that initiatives are delivered on time, within scope and budget, meeting agreed quality, security, and business requirements to enable successful digital transformation in support of OSUS real estate development and operations.

Key Responsibilities

• Lead end-to-end delivery of large-scale IT and digital transformation initiatives, including ERP, CRM, property systems, sales/leasing, facilities management, infrastructure, cybersecurity, and data/analytics.
• Define project scope, objectives, success metrics, and delivery plans; develop and maintain project charters and artifacts such as WBS, critical path, and dependency mapping.
• Manage project resources and budgets, and enforce formal change control processes.
• Establish and run project governance, including kick-off meetings, workshops, progress reviews, and steering committees; maintain decision logs, action registers, and RAID logs.
• Coordinate cross-functional teams (business, IT, and vendors) to drive issue closure and timely decisions.
• Coordinate solution design and signoffs, integrations (APIs/middleware), UAT, training, cutover, and hyper care, ensuring operational readiness and smooth transition to operations and support teams.
• Provide strategic leadership, portfolio, and stakeholder management, formally owning the IT project portfolio and roadmap in alignment with organizational goals and enterprise architecture.
• Gather business requirements and convert them into actionable project charters; facilitate cross-functional workshops to align priorities, scope, and success criteria.
• Provide executive-level communication and reporting, translating technical progress, risks, and dependencies into quantified business impact and decision-ready recommendations.
• Ensure projects comply with OSUS policies and Saudi regulations (PDPL, NCA/ECC, CMA, ZATCA where applicable); coordinate security reviews, testing, and approvals.
• Identify, assess, and manage project risks and issues; implement mitigation plans and ensure business continuity and resilience requirements are addressed.
• Complete documentation, audit readiness, and compliance evidence; conduct post-implementation reviews to confirm benefits realization and capture lessons learned.
• Track project performance against scope, schedule, budget, adoption, and benefits/ROI; define and monitor KPIs, dashboards, forecasts, and resource plans.
• Standardize and continuously enhance PM practices, templates, and tools (Agile/Waterfall/Hybrid); mentor team members and ensure knowledge transfer.
• Lead end-to-end vendor selection and engagement (RFPs, evaluation, SOW, acceptance criteria, and testing strategy); manage vendor performance, contracts, and commercial follow-up.

Required Qualifications and Experience

• Over 10 years of proven experience in IT project management.
• Demonstrated experience working with system integrators and third-party vendors.
• Strong understanding of IT governance, risk, and compliance.
• Ability to manage budgets and commercial follow-up effectively.
• Strong knowledge of SDLC and integration patterns (APIs/middleware) with a focus on data consistency and architecture alignment.
• Experience in real estate, finance, construction, or related sectors is an advantage.
