About the Role

Al-Ayuni Investment and Contracting Company is seeking a Senior Quantity Surveyor to manage and control all quantity surveying and commercial activities for construction projects in Riyadh. This full-time position requires a professional with 5-10 years of experience to ensure effective cost management, contract administration, and accurate financial reporting throughout project lifecycles.

Key Responsibilities

  • Prepare, review, and manage Bills of Quantities (BOQs), cost estimates, and tender documents.
  • Monitor project costs, ensuring alignment with approved budgets and contractual requirements.
  • Evaluate and certify subcontractors' interim payment applications and final accounts.
  • Prepare, assess, negotiate, and manage variations, claims, and change orders.
  • Conduct quantity take-offs and verify measurements against project specifications and drawings.
  • Review and validate material quantities and procurement requirements.
  • Coordinate with project managers, site engineers, procurement, and finance teams on commercial matters.
  • Monitor project cash flow and prepare monthly cost reports and forecasts.
  • Identify cost-saving opportunities and recommend value engineering initiatives.
  • Ensure proper administration of contracts in accordance with project conditions and company procedures.
  • Prepare and negotiate final accounts with clients and subcontractors.
  • Maintain comprehensive records of all contractual correspondence and commercial documentation.
  • Assess potential commercial risks and recommend mitigation measures.
  • Support tendering activities by reviewing pricing submissions and commercial proposals.
  • Mentor and provide guidance to junior quantity surveyors.

Qualifications and Experience

  • Bachelor's Degree or Diploma in Quantity Surveying, Civil Engineering, or a related discipline.
  • Minimum of 8–10 years of experience as a Quantity Surveyor on major construction projects.
  • Proven experience in infrastructure, buildings, mega projects, or EPC environments.
  • Strong hands-on experience in contract administration, variations, claims, and final accounts.
  • Experience dealing with FIDIC contracts is highly preferred.
  • Professional certifications such as MRICS, AIQS, or equivalent will be an added advantage.

Work Location and Type

This is a full-time position based in Riyadh.
