About the Role

Adeera Hospitality, a hotel management company established by Saudi Arabia’s Public Investment Fund (PIF), is seeking a Cluster Director of Engineering for its luxury hotel portfolio in Riyadh. Adeera focuses on developing distinctive, locally inspired hotel brands that reflect Saudi Arabia's cultural heritage and support Vision 2030 by positioning the Kingdom as a premier global destination. Role Overview and Responsibilities

The Cluster Director of Engineering will provide strategic leadership, operational oversight, and technical governance for the Engineering function across a portfolio of hotels. This role ensures the reliability, safety, efficiency, and sustainability of all engineering operations, assets, infrastructure, and building systems, maintaining compliance with company standards, brand requirements, and regulatory obligations. Key responsibilities include leading engineering strategy, asset management, capital planning, maintenance programs, technical projects, and pre-opening engineering readiness. This encompasses technical services, design review input, MEP and fire life safety commissioning, integrated systems testing, handover processes from developers and contractors, defects liability period and warranty management, and the turnover of O&M manuals and asset registers. The role involves close collaboration with hotel leadership and corporate stakeholders to drive engineering performance and ensure properties are safe, well-maintained, compliant, and guest-ready.

Engineering Leadership and Governance

  • Provide strategic leadership and oversight for the Engineering function across the assigned hotel cluster, aligning with operational objectives, brand standards, and asset performance goals.
  • Establish and maintain engineering governance frameworks, policies, procedures, and performance standards for consistency across properties.
  • Lead, mentor, and develop Engineering leaders and teams, fostering a culture of accountability, collaboration, innovation, and continuous improvement.

Pre-Opening, Operations, and Asset Management

  • Lead the engineering pre-opening critical path for new assets, including technical services coordination, design review, commissioning readiness, and handover planning.
  • Oversee MEP and fire life safety commissioning, integrated systems testing, snagging, defects liability, warranty management, and contractor close-out.
  • Ensure timely receipt and validation of O&M manuals, as-built drawings, asset registers, spare parts, warranties, and engineering documentation.
  • Oversee the operation, maintenance, and lifecycle management of all building systems, utilities, and engineering assets.
  • Ensure the implementation of preventive and predictive maintenance programs to maximize asset reliability and operational efficiency.
  • Monitor engineering performance metrics and KPIs to identify opportunities for improvement and reduce downtime.
  • Provide engineering oversight for aquatic and leisure plant systems, ensuring compliance with KSA regulatory and public health requirements.

Capital Planning, Financial Management, and Compliance

  • Lead the development and execution of annual CAPEX plans, engineering budgets, and long-term asset replacement strategies.
  • Oversee engineering projects, renovations, and upgrades, ensuring delivery within budget, timeline, and quality standards.
  • Manage engineering operating budgets and capital expenditures, focusing on cost control and resource utilization.
  • Identify and implement cost-saving initiatives and efficiency improvements.
  • Ensure full compliance with all applicable health, safety, environmental, fire life safety, and regulatory requirements.
  • Lead risk assessments and business continuity planning for engineering-related initiatives.

Systems, Sustainability, and Stakeholder Engagement

  • Own CMMS/CAFM governance, engineering asset data, and maintenance histories across the cluster.
  • Oversee BMS/BAS and integrated building systems for operational reliability and alignment with brand engineering standards.
  • Manage technical service agreements, FM contracts, and vendor performance.
  • Drive sustainability initiatives and energy management programs to improve environmental performance and support corporate ESG objectives.
  • Monitor utility consumption and implement measures to optimize energy and resource efficiency.
  • Partner closely with Operations, Finance, Projects, Procurement, IT, and other corporate functions to support business objectives.
  • Provide technical expertise and strategic recommendations to senior leadership.

Qualifications

This full-time role requires a minimum of 10 years of experience in engineering management, preferably within the hospitality sector. The ideal candidate will possess a strong understanding of building systems, maintenance programs, capital planning, and regulatory compliance. Experience in pre-opening hotel projects and managing complex engineering operations across multiple properties is essential.
