Director, Development Financial Planning and Analysis (CORS)

Qiddiya is seeking a Director, Development Financial Planning and Analysis (CORS) to join its team in Riyadh, Saudi Arabia. This full-time role is central to the financial oversight of Qiddiya's development projects, ensuring financial discipline, transparency, and robust controls across all initiatives.

Role Scope and Objectives

The Director, Development FP&A will serve as a critical function within Qiddiya, focusing on the financial management of development projects. This includes overseeing project schedules, managing risks, interpreting data from various systems, implementing new technologies, and governing variations and claims. The role is responsible for engaging with stakeholders, managing budgets, providing deep insights into variances, and developing action plans for course correction. It drives excellence in management reporting, maintains data integrity between accounting and project systems, and supports the roadmap for automation, AI, and ML initiatives.

Key Responsibilities

  • Lead the financial oversight of capital projects, ensuring alignment with budget, schedule, and scope.
  • Prepare management packs, Board of Directors (BoD) decks, and executive management presentations, translating complex financial data into clear, structured, and visually compelling materials.
  • Confirm and track Contingency Utilization and Releases across projects, and review and assess Provisional Sum Utilization requests.
  • Review and validate Unapproved Variations, Extension of Time/Extension of Time and Cost (EOT/EOTC), and Contractor Claims.
  • Ensure seamless system integration between Project and Accounting Systems, tracking and resolving reconciliation issues monthly.
  • Identify and analyze Project Schedule Changes using Primavera P6, proactively integrating Project Risks & Opportunities into financial forecasts.
  • Build and maintain robust data structures and scenario models to support planning, forecasting, and strategic decision-making for Development.
  • Standardize and enhance reporting frameworks, including Key Performance Indicators (KPIs), action trackers, and executive logs for Development.
  • Collaborate with internal FP&A teams, accounting, treasury, and other finance functions to ensure data integrity and process alignment.
  • Mentor and lead the team, instilling consulting-style rigor, accuracy, and continuous improvement.
  • Drive continuous improvement initiatives by identifying opportunities to automate reporting, streamline consolidation processes, and enhance overall FP&A efficiency for the Development vertical.

Qualifications and Experience

  • A bachelor's degree in finance or business management is essential; a master's degree is an advantage.
  • Possession of professional certifications such as CPA, CA, ACCA, or MBA is required.
  • A minimum of 15 years of overall experience with noteworthy progression in the Finance Function is necessary.
  • Over 5 years of comprehensive FP&A experience is essential.
  • More than 5 years in senior leadership positions with demonstrated capability in stakeholder management, engagement with C-Level executives or Board Members, management reporting, financial consolidation, performance analysis, finance transformation, and automation.
  • Mandatory experience in master development, construction, infrastructure, real estate, or similar industries. Alternatively, over 10 years of experience in large multinational corporations (with annual revenues, capital expenditures, or operational expenditures exceeding USD 2 billion), showcasing a progressive career marked by high performance.
  • Regional experience is highly preferred.
  • Experience with Big 4 or Tier 1 consultancy firms is strongly preferred.

  • Excellent communication skills for presenting financial information clearly and concisely to diverse audiences.
