Internal Audit Consultant/Senior Consultant Real Estate Advisory

About the Role

Protiviti Middle East Member Firm is seeking an Internal Audit Consultant/Senior Consultant for Real Estate Advisory to join their team in Riyadh, Saudi Arabia. This full-time role involves providing specialized advisory services within the real estate sector, focusing on investment monitoring, feasibility studies, and transaction reviews.

Key Responsibilities

• CP Investment Monitoring and Evaluation: Monitor project performance against approved investment cases and value-realization targets. Conduct technical and commercial due diligence, reviewing development programs, cost plans, market conditions, contracts, and commercial assumptions to identify risks and their value implications. Evaluate developers, JV partners, and funds for partner selection.
• CP Feasibility & Business Case Advisory: Conduct real estate investment feasibility studies, assessing market demand, development options, costs, revenues, and investment returns to determine project viability. Independently validate client business cases, key assumptions, financial models, and projected returns. Build and maintain market, cost, and deal benchmarking data, collaborating with research and analyst providers as needed.
• CP Transactions & Investment Review: Build and review financial models, evaluating opportunities through cash flow, NPV, IRR, sensitivity, scenario, and risk analysis to support investment decisions. Assess commercial, financial, technical, development, and investment risks of properties or developments prior to acquisition. Support acquisitions, disposals, and investments through valuation, financial analysis, deal structuring, and transaction execution.

Qualifications and Requirements

• 6–10 years of relevant experience.
• Strong deal advisory and techno-commercial knowledge.
• Proficiency in financial and investment analysis.

Preferred Experience

• Experience with Big 4 / Tier-1 advisory firms, project management consultancies, investment funds, developers, banks, or institutional investors.
• Hands-on exposure to both development delivery and investment/transaction work.
• Experience within the KSA/GCC real estate market.
