About the Role

Qiddiya is seeking a Manager Development Strategy (SPA COBU) to support the planning and execution of its office development portfolio. This full-time position is based in Riyadh, Saudi Arabia, and involves providing market insights, commercial analysis, and development recommendations. The role ensures that office products, development plans, and investment decisions align with market demand and business objectives.

Role Context and Purpose

The Manager Development Strategy integrates market research, business analysis, stakeholder coordination, and project support. This position is critical for contributing to the successful delivery of commercially viable office developments within Qiddiya's portfolio. The role works closely with various cross-functional teams to optimize project outcomes.

Key Responsibilities

• Support the development and implementation of office portfolio, asset, and product strategies aligned with market demand and business objectives.
• Conduct market research, benchmarking, competitor reviews, and occupier demand analysis to inform development decisions.
• Assist in preparing business cases, commercial assessments, strategic recommendations, and management presentations.
• Analyze office market trends, opportunities, and risks, providing recommendations to support decision-making.
• Support the definition of office products, tenant positioning, and customer value propositions.
• Assist in identifying target occupiers, strategic partners, and key demand drivers within the office sector.
• Collaborate with Development, Design, Delivery, Leasing, and Operations teams to optimize project outcomes.
• Support project phasing, prioritization, and commercial evaluation activities across the office portfolio.
• Coordinate and manage inputs from external consultants and advisors to ensure timely delivery of studies and recommendations.
• Prepare reports, presentations, and commercial analyses for internal and external stakeholders.
• Support stakeholder engagement activities and contribute to effective cross-functional collaboration.

Qualifications and Experience

• Bachelor's degree in Real Estate, Business, Economics, Urban Planning, Engineering, or a related field.
• 5-7 years of experience in real estate development, management consulting, commercial strategy, investment analysis, or a related field.
• Strong understanding of office real estate markets, occupier requirements, development economics, and commercial feasibility.
• Experience conducting market analysis, business planning, and commercial assessments.

Required Skills

• Ability to interpret market data and translate insights into practical recommendations.
• Strong analytical, presentation, communication, and stakeholder management skills.
• Experience working with multiple stakeholders and managing consultant outputs in a fast-paced development environment.
• Proficiency in financial analysis, Excel, PowerPoint, and business case preparation.
