About the Role
Qiddiya Investment Company is seeking a Project Director - Workplace (Urban Core) (REQ743) to lead the design, planning, and delivery of the Workplace Interiors for the Qiddiya corporate headquarters in Riyadh. This full-time role involves managing the workplace project from initial concept and business case development through to design, procurement, construction, and operational handover. The Project Director will ensure alignment with other QIC workplace projects and support the company’s strategic objectives.
Project Context
The proposed Qiddiya Headquarters will be a world-class Grade A+, future-ready workplace ecosystem spanning approximately 120,000 sqm and accommodating around 9,000 people. This campus is designed to enhance human performance, foster innovation, and set a benchmark for sustainable workplace design, providing a flexible and resilient environment. The Project Director will collaborate closely with Base Building Development Directors to integrate workplace requirements into the base building design, infrastructure, and delivery strategy from the earliest stages, coordinating interfaces such as spatial planning, building services, vertical transportation, access, security, technology, sustainability, and operational needs.
Key Responsibilities
- Project Leadership & Delivery: Lead the end-to-end design and delivery of the corporate headquarters workplace, ensuring alignment with strategy, program, budget, quality, compliance, and employee needs, while maintaining consistency across Qiddiya Investment Company workplace projects.
- Collaborate with internal stakeholders including the Office Development team, Corporate Workplace Team, HR, IT, Smart Buildings Team, DMO, ESG, and Corporate Governance to ensure the workplace meets current and future needs.
- Manage external consultants, project management consultants, workplace design teams, quantity surveyors, and contractors.
- Coordinate all phases of workplace delivery, with a focus on front-end design management, including strategy, feasibility, briefing, concept design, design development, approvals, procurement, construction, fit-out, commissioning, and transition to occupancy.
- Strategic Vision & Internal Alignment: Translate the company’s strategic goals, brand identity, and public mission into workplace design and delivery outcomes.
- Lead internal engagement to shape the headquarters as a high-performing, flexible, inclusive, and sustainable workplace.
- Governance & Public Accountability: Ensure robust reporting and project governance, preparing and presenting business cases, board papers, risk reports, and budget updates for executive stakeholders.
- Ensure procurement activities meet probity, equity, and value-for-money principles, demonstrating stewardship of funds through cost control and risk management.
- Stakeholder Engagement: Engage with executive leadership and internal stakeholders to ensure project goals are communicated and supported.
- Coordinate user engagement, change management, and communication strategies to prepare the organization for transition.
Qualifications and Experience
- Over 15+ years of experience in the design management of large-scale corporate workplace projects.
- Proven capability in leading front-end design phases, from workplace strategy, briefing, and concept development through to design coordination and approvals.
- Strong technical understanding of workplace planning and fit-out design.
- Strategic project leadership skills, ensuring design outcomes align with business objectives, employee needs, and delivery requirements.
- Exceptional stakeholder management skills and the ability to lead consultants, internal client teams, and senior decision-makers through complex workplace design processes.
Work Environment
This role is primarily based in Riyadh / Qiddiya City, requiring regular attendance at project sites, consultant offices, and workshops. Flexibility is required to engage with cross-functional teams and consultants across various stages of planning and implementation, including those based outside the region. Travel within the GCC region and other international destinations may be required based on project needs.
