About the Role

Alshayish Real Estate is seeking a Project Manager to join its Project Management and Real Estate Development team in Riyadh, Saudi Arabia. This full-time role involves managing real estate projects from initial design receipt through to final handover, ensuring adherence to quality standards, budgets, timelines, and regulatory requirements.

Key Responsibilities

• Lead and manage all project stages, from receiving engineering drawings to final project handover.
• Monitor site execution to ensure works comply with approved drawings, specifications, and technical standards.
• Review Bills of Quantities (BOQ), analyze quotations, and contribute to cost control efforts.
• Apply Value Engineering principles to optimize the balance between project quality and cost.
• Manage contractors and consultants, monitoring their performance against the approved scope of work and project schedules.
• Oversee project budgets, costs, payment certificates, and variation orders.
• Prepare and submit periodic reports to senior management on project progress, completion percentages, identified risks, and challenges.
• Coordinate with relevant stakeholders to ensure compliance with municipal requirements and applicable regulations.
• Review engineering drawings and facilitate coordination between different disciplines both before and during project execution.

Qualifications and Experience

• Saudi nationality is required.
• Bachelor’s degree in Architecture, Civil Engineering, or a related field.
• A minimum of 7 years of experience in managing construction projects, with 5-10 years of overall experience.
• Previous experience in managing or supervising real estate development projects within a real estate development company.
• Demonstrated experience in managing contractors and consultants, including monitoring performance and quality of execution.
• Good knowledge of municipal requirements, the Saudi Building Code, and other relevant regulatory requirements.
• Ability to read and analyze engineering drawings and Bills of Quantities.

Work Environment

This role is based in Riyadh, Saudi Arabia, and is a full-time position within the Project Management and Real Estate Development team at Alshayish Real Estate.
