About the Quantity Surveyor Role

ABYATONA Real Estates is seeking a Quantity Surveyor to join their team in Riyadh, Saudi Arabia. This full-time position is central to managing project costs throughout the entire project lifecycle. The Quantity Surveyor will be responsible for preparing cost estimates, measuring quantities, evaluating subcontractor payments, and monitoring budgets to ensure all project expenditures are controlled and aligned with approved financial plans. This role supports the Cost Control Department in delivering projects efficiently while maintaining financial accuracy and maximizing value.

Key Responsibilities

• Prepare detailed quantity take-offs from drawings and specifications.
• Develop cost estimates and budgets for projects.
• Monitor project costs against approved budgets and identify variances.
• Assist in preparing cash flow forecasts and cost reports.
• Support value engineering initiatives to optimize project costs.
• Measure and verify quantities for construction works.
• Prepare Bills of Quantities (BOQs) and cost breakdowns.
• Review design changes and assess their cost implications.
• Evaluate and price variations, change orders, and claims.
• Review contract documents and ensure compliance with commercial terms.
• Prepare interim payment applications and certify subcontractor invoices.
• Evaluate subcontractor quotations and recommend awards.
• Assist in final account preparation and contract close-out.
• Prepare weekly and monthly cost reports.
• Track committed costs, actual expenditures, and forecast final project costs.
• Maintain accurate cost records and documentation.
• Highlight commercial risks and recommend corrective actions.
• Assist the procurement team in preparing tender documentation.
• Analyze supplier and subcontractor bids.
• Provide commercial recommendations during tender evaluations.
• Coordinate with project managers, engineers, procurement, finance, and site teams.
• Participate in project progress meetings and commercial reviews.
• Ensure timely communication of cost-related issues.

Key Performance Indicators

• Accuracy of quantity take-offs and cost estimates.
• Budget variance within approved limits.
• Timeliness of monthly cost reports.

Required Experience

Candidates for this full-time Quantity Surveyor position should possess 5 to 10 years of relevant experience in quantity surveying and cost management, preferably within the real estate or construction industry.

Working Conditions

The role is primarily office-based in Riyadh, Saudi Arabia, but requires regular site visits to project locations as needed. Standard working hours apply, with flexibility expected during critical project phases.
