About the Role

Qiddiya is seeking a Senior Manager Tenancy Project Management to lead district-wide tenancy delivery coordination, operational readiness, fit-out integration, and lease-to-trade support across assigned retail districts and developments within Qiddiya's retail portfolio. This full-time position is based in Riyadh, Saudi Arabia, and operates across new developments, redevelopments, operational retail assets, and long-term asset evolution initiatives.

Role Context and Scope

The Senior Manager acts as the district operational lead within the tenancy delivery function. The role oversees district-wide tenancy delivery coordination, landlord and tenant interface management, fit-out integration, program coordination, operational readiness activities, and opening readiness processes. Engagement spans from detailed design and delivery stage-gates through fit-out delivery, operational readiness, lease-to-trade activities, and ongoing operational asset support. The position involves cross-functional coordination with various internal and external stakeholders to ensure tenancy delivery activities are operationally aligned, program-driven, and integrated with portfolio delivery objectives.

Key Responsibilities

• Lead district-wide tenancy delivery coordination activities across assigned retail districts and tenant programs.
• Manage fit-out integration between tenant programs, landlord delivery works, operational readiness, and opening objectives.
• Implement tenancy delivery standards, fit-out coordination procedures, operational readiness practices, and lease-to-trade methodologies.
• Coordinate landlord and tenant interface activities related to fit-out integration, access management, delivery sequencing, and opening readiness.
• Oversee district-wide delivery coordination for tenant onboarding, fit-out planning, testing & commissioning, handover, and operational transition.
• Identify, manage, and escalate operational, program, coordination, infrastructure, and delivery risks impacting tenancy delivery or operational readiness.
• Support tenancy delivery integration from detailed design through operational readiness and ongoing asset support.
• Coordinate with Development, Delivery, Retail Design, Leasing, Operations, and Host Business Units to incorporate tenancy delivery requirements into planning.
• Support lease-to-trade coordination across tenant onboarding, fit-out delivery, testing & commissioning, handover, and opening activities.
• Monitor district-wide program progress, operational coordination, tenant delivery milestones, and opening readiness.
• Support cross-functional coordination with various stakeholders including Development, Delivery, Leasing, Operations, and external partners.
• Monitor and report on tenancy delivery progress, operational readiness activities, program milestones, and fit-out coordination status.
• Support coordination of testing & commissioning, fit-out integration, infrastructure interface management, and operational readiness.

Qualifications and Experience

• Minimum of 10+ years of progressive experience in tenancy delivery, retail project coordination, fit-out integration, operational readiness, or large-scale retail and mixed-use developments.
• Experience operating within complex multi-stakeholder development and operational environments.
• Demonstrated experience supporting tenancy delivery, fit-out coordination, operational readiness, and lease-to-trade activities in retail or mixed-use projects.
• Experience supporting development integration, fit-out coordination, and operational delivery activities from detailed design onward.
• Strong understanding of retail delivery coordination, landlord and tenant interface management, and operational readiness processes.

Work Environment

This role operates within complex multi-stakeholder environments, requiring extensive coordination with various internal departments and external partners including main contractors, consultants, operators, tenant teams, and authorities. The position supports cross-functional alignment to ensure integrated delivery objectives.
