The Role of Senior Projects Manager

Havelock One Interiors is seeking a Senior Projects Manager (SPM) to join its team in Riyadh, KSA. This full-time position involves the overall planning, coordination, and control of fast-track fit-out projects from inception to completion. The SPM is responsible for ensuring projects across various sectors, including Hospitality, Hotels, High-End Residential, Palaces, F&B, Retail, Entertainment, Health, and Education, meet client requirements, are completed on-time, within budget, and to the required quality standards.

Key Responsibilities

• Develop and execute business development strategies in line with company goals.
• Research and build relationships with new clients, and supervise the end-to-end tendering process.
• Attend industry functions to gather feedback on market and creative trends.
• Identify stakeholders, plan communications, and develop comprehensive project management plans and schedules.
• Ensure activities are clearly defined to all stakeholders and plan procurement in line with project schedules.
• Identify and plan for risk management and responses throughout the project lifecycle.
• Specify project objectives and plans, including scope delineation, budgeting, scheduling, performance requirements, and sub-contractor selection.
• Interface with the Project team to share best practices and ensure effective resource utilization (labour, materials, equipment).
• Implement operations through proper coordination and control of planning, design, estimating, contracting, and construction.
• Maintain accurate records as construction progresses and provide regular updates on site operations to relevant stakeholders.
• Oversee construction sites and manage vendors and trades, maintaining good communication with clients.
• Direct and manage project execution, ensuring all works are monitored, coordinated, and controlled.
• Acquire, develop, and manage the project team, and conduct procurement in line with the project schedule.
• Distribute project information to relevant stakeholders and perform quality assurance and control.
• Manage all local municipality and government approvals required for project operation and handover.
• Verify and control any changes in project scope and costs, and manage project invoicing and final accounting.

Required Qualifications and Experience

• Academic qualification, preferably a University Degree, in a technical discipline.
• Minimum of 15 years of relevant work experience in an interior fit-out contracting company.
• Proven track record as a successful leader in project management within fit-out contracting businesses.
• Experience in managing a team.
• Successful track record of working on diverse projects such as Hospitality, Hotels, High-End Residential, Palaces, F&B, Retail, Entertainment, Health, and Education.

Skills and Attributes

• Very strong technical, execution, and commercial abilities, with sound knowledge of the different trades involved in fit-out contracting.
• Excellent English communication, interpersonal, and leadership skills, with the ability to work successfully in a multi-cultural and multinational environment.
• Flexibility and adaptability to manage projects across KSA.
• Ability to effectively manage single or multiple projects from award through implementation to handover.
• Very good knowledge of the KSA market, including client, sub-contractor, and supplier networks (preferred).
• Good knowledge of the latest developments and trends in the fit-out market, with the ability to suggest ideas to boost company presence and brand.
