Havelock One Interiors, a leading turnkey fit-out service provider in the Middle East since 1998, specializes in interior contracting and the manufacturing of bespoke joinery, metalworks, and sophisticated shop fittings. As a result of expansion in the Kingdom of Saudi Arabia (KSA), the company is seeking a Senior Projects Manager to join its team in Riyadh. This full-time role involves the overall planning, coordination, and control of fast-track fit-out projects from inception to completion, ensuring client requirements are met on-time, within budget, and to the required quality standards.

Core Responsibilities

The Senior Projects Manager is responsible for overseeing projects across various sectors, including Hospitality, Hotels, High-End Residential, Palaces, F&B, Retail, Entertainment, Health, and Education. Key duties span pre-contract, planning, and execution phases:

• Contribute to the creation and execution of business development strategies, including client relationship building and market trend analysis.
• Supervise the end-to-end tendering process.
• Develop comprehensive project management plans and schedules, defining activities and planning procurement.
• Identify and manage project risks, planning appropriate responses.
• Specify project objectives, scope, budget, schedule, performance requirements, and subcontractor selection.
• Coordinate and control planning, design, estimating, contracting, and construction operations.
• Manage project execution, ensuring proper monitoring, coordination, and control of all works.
• Acquire, develop, and manage the project team, facilitating resource utilization and best practice sharing.
• Maintain accurate project records and ensure continuous communication with clients and stakeholders.
• Oversee construction sites, manage vendors and trades, and provide regular updates on site operations.
• Conduct procurement, perform quality assurance and control, and manage changes in scope and costs.
• Handle local municipality and government approvals for project operation and handover.
• Control project invoicing, final accounting, and monitor risks throughout the project lifecycle.

Required Experience and Qualifications

• A minimum of 15 years of relevant work experience within an interior fit-out contracting company.
• Proven track record as a successful leader in project management within fit-out contracting businesses.
• Experience in managing a team.
• Demonstrated ability to effectively manage single or multiple projects from award through implementation to handover.
• Successful track record of working on diverse projects such as Hospitality, Hotels, High-End Residential, Palaces, F&B, Retail, Entertainment, Health, and Education.
• Academic qualification, preferably a University Degree, in a technical discipline.

Essential Skills and Attributes

• Strong technical, execution, and commercial abilities with sound knowledge of various trades in fit-out contracting.
• Excellent communication, interpersonal, and leadership skills, with the ability to thrive in a multi-cultural environment.
• Very good knowledge of the KSA market, including client, subcontractor, and supplier networks, is preferred.
• Proficiency in the latest developments and trends within the fit-out market, with the capacity to suggest ideas for enhancing company presence and brand.
• Flexibility and adaptability to work on projects across the country.
