Site Project Manager

About the Role

Restart is seeking a Site Project Manager to lead project delivery in Riyadh, Saudi Arabia. This full-time role requires a hands-on manager who can take ownership of project execution, lead multidisciplinary teams, anticipate challenges, and make timely decisions while maintaining strong control over schedule, cost, quality, safety, and stakeholder expectations. The ideal candidate will have 5-10 years of experience in managing building projects.

Key Responsibilities

• Lead the complete project lifecycle from mobilization, planning, and construction through testing, commissioning, and final handover.
• Establish project execution strategies, construction methodologies, schedules, milestones, and delivery targets.
• Drive project performance against approved time, cost, quality, and safety objectives.
• Oversee structural, architectural, finishing, and associated building works, ensuring execution aligns with approved drawings, specifications, BOQ, and method statements.
• Lead coordination between architectural, structural, MEP, landscape, and specialist disciplines, reviewing technical documents and resolving design interfaces.
• Serve as the key interface with the client, consultant, contractor, subcontractors, suppliers, and relevant authorities, leading progress meetings and ensuring clear communication.
• Monitor project budgets, commitments, variations, and overall cost performance, supporting commercial teams in evaluating contractor claims.
• Track project performance against baseline schedules, identify delays, and implement corrective actions.
• Ensure all works comply with approved quality standards, specifications, drawings, and applicable Saudi regulations.
• Lead project completion, snagging, testing, commissioning, and defect rectification activities, managing final handover and documentation.

Construction Management and Coordination

The Project Manager will monitor site productivity, resource utilization, work sequencing, and construction progress. This includes resolving technical and construction-related challenges efficiently to maintain project momentum and ensuring alignment between design intent and site execution. The role also involves driving a strong culture of quality, health, safety, and environmental compliance.

Required Experience and Skills

• Proven experience managing multidisciplinary building projects from inception to handover.
• Strong understanding of construction methodologies, sequencing, materials, and site operations.
• Strong knowledge of drawings, specifications, BOQ, contracts, variations, and project documentation.
• Excellent leadership, communication, negotiation, and decision-making capabilities.
• Ability to manage multiple priorities and perform effectively in a fast-paced construction environment.
• Familiarity with Saudi construction standards, codes, regulations, and authority requirements is highly desirable.

Work Environment

This full-time position is based in Riyadh, Riyadh, Saudi Arabia. The role requires active engagement with various stakeholders including clients, consultants, contractors, and regulatory authorities.
