Senior Associate Leasing

About the Role

Chalhoub Group is seeking a Senior Associate Leasing to manage its retail property portfolio. This full-time position is based in Makkah, with responsibilities covering both Jeddah and Makkah. The role involves overseeing site selection, lease negotiations, budget analysis, store openings, and ensuring compliance with government platforms for leasing contracts.

Key Responsibilities

• Manage the organization’s retail property portfolio, including site selection and lease negotiations.
• Prepare and implement leasing plans and tactics to leverage current market supply and identify future retail network locations.
• Develop target lists of prospective locations suitable for required outlet types and perform due diligence on selected sites.
• Negotiate and finalize lease terms in alignment with business guidelines, budgets, and specific conditions.
• Ensure all leasing documentation is accurately prepared, signed by authorized stakeholders, and uploaded to government platforms.
• Maintain awareness of local legal procedures and practices, ensuring compliance in all lease terms.
• Oversee timely renewal of lease agreements and accurate recording of changes in terms, conditions, or rentals.
• Prepare weekly, monthly, and annual progress reports on business status, market trends, and proposed strategies.
• Evaluate historical performance and market information to project rational budgets for units and revenue.
• Review actual performance against budget regularly, identifying shortfalls and implementing corrective measures.
• Undertake marketing initiatives for the portfolio, including maintaining a competition database and developing new marketing strategies within budget.

Operational Duties

• Follow all relevant Division policies, processes, and standard operating procedures.
• Execute day-to-day activities with minimal supervision to ensure work continuity.

Required Qualifications and Experience

• A minimum of 5 to 10 years of relevant experience in retail property management or leasing.
• Demonstrated experience in lease negotiations and budget analysis.
• Familiarity with local legal procedures and practices related to leasing.
• Ability to prepare comprehensive reports and financial projections.

Work Environment

This is a full-time position based in Makkah, with operational scope extending to Jeddah. The role requires adherence to organizational policies and procedures to ensure consistent and controlled work execution.
