The Opportunity: Construction Manager (MEP)
KEO International Consultants is seeking a Construction Manager (MEP) to join its team in Medina, Saudi Arabia. This full-time role involves leading the construction delivery of a cluster of mid-rise hotel towers, requiring a strong technical background in MEP systems and integrated project delivery.
Key Responsibilities
- Develop and maintain professional relationships with project stakeholders to ensure project requirements are satisfied.
- Oversee contractor works on site to ensure the project scope is successfully met.
- Demonstrate experience managing multiple buildings or towers concurrently, preferably within hospitality or mixed-use developments.
- Lead and manage the construction delivery of a cluster comprising mid-rise hotel towers from mobilization through testing, commissioning, handover, and close-out.
- Provide overall leadership to the construction, MEP, architectural, structural, logistics, quality, and safety teams across the cluster.
- Coordinate all civil, structural, architectural, façade, MEP, and specialist hotel systems to ensure fully integrated project delivery.
- Utilize strong MEP expertise to oversee installation, coordination, testing, and commissioning of HVAC, electrical, plumbing, fire protection, ELV, and building management systems.
- Ensure construction activities are executed in accordance with the Contract, approved drawings, specifications, method statements, authority requirements, and hotel operator standards.
- Establish and manage the construction strategy, sequencing, site logistics, access arrangements, and deployment of labor, plant, and materials across the project.
- Monitor construction progress against the approved baseline program and implement corrective or recovery measures where required.
- Identify constraints, interface issues, and potential delays at an early stage and coordinate their timely resolution.
- Chair construction, coordination, progress, and interface meetings with contractors, consultants, designers, suppliers, and specialist subcontractors.
- Manage interfaces between structural works, building envelope, architectural finishes, MEP services, vertical transportation, kitchens, laundry, and other hotel operational systems.
- Ensure MEP services are fully coordinated with architectural finishes, reflected ceiling plans, interior design requirements, and equipment layouts.
- Oversee technical submittals, shop drawings, material approvals, procurement schedules, and long-lead equipment deliveries.
- Monitor contractor and subcontractor performance, resource deployment, productivity, and compliance with agreed construction targets.
- Ensure effective coordination between the six towers while maintaining consistent standards, processes, and reporting across the cluster.
- Review construction methodologies, temporary works proposals, lifting plans, logistics plans, and major installation strategies.
- Maintain strict oversight of health, safety, environmental, and welfare requirements and promote a strong safety culture across the cluster.
- Ensure implementation of the approved quality management system, inspection and testing plans, mock-ups, benchmarks, and corrective actions.
- Coordinate the progressive testing, commissioning, systems integration, authority inspections, and operational readiness of each hotel tower.
- Manage phased completion, snagging, de-snagging, statutory approvals, operator inspections, and handover activities.
- Ensure timely completion of as-built drawings, operation and maintenance manuals, warranties, training records, and other handover documentation.
- Support the assessment of variations, claims, extension-of-time matters, and contractor performance from a construction and technical perspective.
- Prepare accurate progress reports, executive updates, risk assessments, and recovery recommendations for senior management and the Client.
- Build and maintain effective working relationships with the Client, PMC, supervision consultant, hotel operators, contractors, and relevant authorities.
- Mentor and manage construction managers, MEP managers, package managers, engineers, and site supervision personnel.
- Ensure lessons learned and best practices are consistently implemented across all six hotel towers.
Required Qualifications and Experience
- A minimum of 20 years of career experience.
- Bachelor's Degree in Civil Engineering or a related field.
- Demonstrated experience in Mega Project, Hospitality, Hotel, or High-Rise developments.
- Strong technical background in MEP systems, coordination, testing, commissioning, and integrated systems delivery.
